No big shopping centers. No Kmart/BigW/Bunnings. Far from most job hubs. I have no idea why this suburb ranked No. 1

One of the safest suburbs I’ve lived in. The neighbourhood are friendly. There’s the wetlands and the bike track for outdoor adventure. The beach is beautiful and not so crowded… it’s been upgraded so it looks modern with heaps of public toilets and a coffee shop that’s awesome right on the beachfront. Train station is right across in which has also been upgraded. Just a lovely homely spot.

The suburb is great. At the furthest you are a ten minute walk from the fabulously clean beach with its white soft sand and clear water. Is has some decent little cafes down there and a new station that has just been completed, making pedestrian access to the beach safer and easier. The beach isn’t as crowded as Chelsea even at its busiest since Edithvale shopping area is smaller and doesn’t have a Woolies or lots of fast food joints! The wetlands and running/biking tracks are great for walks etc too (a life-saver in lockdown). Don’t forget the cafe and coffee stop at the Edithvale General Store for great coffee, food and community banter!

I absolutely love living in Edithvale. It has such a beautiful, community feel you just can't get past. It's one of those suburbs where you walk past someone and they always smile and say hello! The beach is stunning, and is lined with great cafes, restaurants and shops. It lights up in Summer! Plus, they are currently building the new Edithvale station, which I'm sure will be an asset to the area (and is located right next to the beach, conveniently). Down the other end of Edithvale you have the wetlands...perfect for bike riders, runners, or people like me who want a relaxing place to walk their puppy! Lastly, you can't go past picking up a coffee at Edithvale General store in the middle of the suburb.
A great primary school, great cafes, and great parks, wetland and beach...I'd highly reccommend Edithvale to anyone wanting a sea change :)

Edithvale is a perfect suburb. We love the white sand and crystal clear water. The neighbours are very friendly.

I love Edithvale! This suburb has so much to offer; not only is it surrounded by great amenities including the golf courses, recreation reserve, wetlands (walking & cycling tracks), cafes, parks and of course the beach, it also has a great school (Edithvale Primary School), which has a lovely community feel; everyone will know your name if you‘re one of the many parents walking their children to school every morning!

An easy commute to the city on the train, and only a few minute’s drive to the freeway as well.

I‘ve been fortunate to work in Real Estate in Edithvale for a number of years, and what is great about this area is definitely the people; very friendly locals and a safe area to live and work in. This suburb is up and coming. They are building a new life saving club, new train station, new fire station and the Edithvale Collective just won a government grant to make Edithvale even more beautiful. With the beach right there, this is a great place to raise a family or for young professionals to as well (40min train ride to cbd).

After moving to Edithvale from a richer east melbourne, I found it to be a nice and quiet gem.
At 28km from city, I could buy a house for just 1 million dollar from where I could walk to the beach, where there are families spending time on the beach.
Eastern sunurbs were as nice but but with no beach to walk to.

Recently moved to Edithvale after saving for over 6 years for a first home. Originally we both wanted to be in Parkdale or Mentone however rising house prices pushed us a little further south and we couldn't be happier. Access to beach, parks, bike tracks, trains. A quiet little suburb with everything! The beach here is one of the best along the bay.

This suburb has it all!
Its proximity to the city, shops, parklands, schools, transport ... basically everything that a family needs!
It is close to the city, yet still retains that suburban feel to it. It does not feel busy and rushed as other "close to the city" bayside suburbs (eg. Sandringham, Brighton etc.) feels. There is lots to do, but aside from the shopping centre precinct, just the next road down, it is quiet and peaceful. Living here, I have been able to be close to everything (shops, city for work etc.) but whenever I want to take a breather or just to relax, it is just a walk in the other direction! It literally meets all my needs in one location!
Driving in to the city is easy (nowhere near the drive from the North western bayside suburbs where I grew up).
I would recommend this suburb to anyone! Growing families, singles, couples, and even retirees will enjoy living here!

We moved to Melbourne from Sydney and look for the perfect Melbourne suburb to live. Thankfully we found it!
Edithvale is the best kept secret of Melbourne, it is a gem! A great lifestyle suburb that has very limited shortcomings. The beach is sensational, cafes and restaurants are superb and proximate to city (both via car and train) is great.
There are great schools in the area as well as fantastic childcare. Moving from Sydney's north shore, Edithvale seems to hold its own pretty well.

I am looking into purchasing my own home in Edithvale after having grown up in the suburb and then being away overseas (New York) for getting my degree in professional musical performance. I have now come back to Melbourne and am still in love with Edithvale and its beautiful beach (with the historical colourful beachboxes) and cafes. The whole feeling of Edithvale is like a little holiday town. I love taking the train from the cbd and coming home to a holiday every single day after work. I usually grab a healthy bowl at Soul Press (which is a beautiful little cafe) and chat to the locals before heading home to the apartment I am currently renting there. I then enjoy a stunning sunset over the sea from my balcony. House prices have risen dramatically here, so I am still waiting for the perfect house to come up that I can afford. I will definitely raise my future family in Edithvale.

Best decision of my life to move from sandringham to Edithvale. The beach is much better in Edithvale, the people are friendlier and I enjoy the cafes and the relaxed atmosphere. There is this amazing new childcare centre as well! And Haileybury (one of the best schools in the country) is down the road as well. Perfect for young families!

Edithvale has surpassed all my expectations. Having grown up in Bentleigh and lived in Albert Park and Elwood, I must say at first I was a bit unsure about the area. However now having lived in Edithvale for nearly two years, I couldn't imagine living any where else.

On the very first day my partner and I moved in to our house, we met all our immediate neighbours. They were so friendly and accomodating, inviting us over any time and letting us know where to get the best local coffee and take away. When ever one of us goes away for a few days or more, we always let each other know. Although nothing has ever happened, it's nice knowing your neighbours are looking out for you. Also the location is phenominal. Within 5 minute walking distance is the best beach in Melbourne (which is also a dog beach first thing in the morning), a train station, a local primary school and a large park, and amazing take away. If you haven't been to Brown Rice (Thai restaurant) you're in for a treat. Also there's a fantastic yum cha joint (it's not much to look at from the outside but my, oh my, does it satisty! (delicious dumplings: the dessert ones are my favourite) Plus theres the tastiest and healthiest green smoothies and acai bowls (similar to the type of clean eating food I got accustomed to in Elwood) just across from the train station.

The other major plus is that you have direct freeway access, which makes getting into work on Eastlink, the Monash or Mornington Peninsula Freeway super easy. You have no idea how much of a pain it was to get out of Elwood and over to the other side of the city. I get there so much quicker living in Edithvale and I must say, I certainly don't miss the bumper to bumper traffic on Nepean Hwy. Also Edithvale is a very exclusive suburb. It's tiny compared to other suburbs, so the quality of the houses and residents is better than most areas. Word is getting around though so affordability is becoming more difficult. That being said, if you get a chance to buy into the suburb, do it. It's one of the best decisions we made.

I have observed the the bayside area over the last year and must say that Edithvale performs EXTREMELY well. Instead of buying a house in Mentone or Parkdale (where you are likely to be FAR away from the train, beach and the shops), I recommend buying in Edithvale where everything is in walking distance: beach, train, shops, parks, restaurants, cafes, schools, golf clubs, footy fields etc. The beach is absolutely stunning in Edithvale and there is so much green space there as well.

We lived in Parkdale before moving to Edithvale and have to say that we prefer Edithvale and are so much happier here in Edithvale. The community is much nicer, the beach is more beautiful, there are more parks and leafy streets, the houses are much better and the neighbourhood is wealthy and very stable and safe.

We recently moved to Edithvale and are absolutely in love with it. We are a professional couple in our thirties with a young baby and were looking to live close to the sea and away from the city but within good access to public transport and commuting distance (we are lawyers and work in the cbd). We haven't regretted moving to Edithvale. Our neighbours are lovely and we love to hang out at the local cafes. Highly recommend it!

Edithvale is a great suburb to invest. It is not too far from cbd but has a beautiful beach and lots of nice cafes. It is a quiet suburb with lots of leafy green streets. One immediately feels at home. Or more likey on holiday. Every day feels like a holiday in Edithvale.

Edithvale is the most beautiful quiet suburb at the beach in Victoria. It has everything you could wish for: leafy tree-lined streets, the most beautiful white sandy beach (with colorful beach huts), trendy cafes and restaurant, train line, parks, bike trails, wetlands, gold courses, great shopping etc etc.... But most of all the residents are just amazing: People actually stop to have a chat. You will see lots of kids riding their bikes around the neighbourhood. House prices are increasing and Edithvale will be the new Mentone in my opinion (VERY soon). Edithvale is PERFECT :)

I LOVE Edithvale. More and more young people are moving here and more and more stylish cafes and restaurants are opening. I would never want to move anywhere else. House prices are still reasonable but definitely rapidly increasing. Beautiful houses on large properties!! Best beach in Victoria...white sand as far as the eye can see!!!!!

During one year some items were stolen in front of my entry door: garden shovel, solar lights and also car was damaged a little bit at night time. Sometimes there could be bad smell (probably from the swamp). Sometimes it's noisy at summer nights (I think it depends on the street location).

Have spent many long visits in Edithvale for more than 30 years, with relatives living in the suburb. Like the rest of Melbourne generally, I've never wanted to leave.

It is a nice suburban area with few 'dead spots', very close to the bay with beautiful golden sandy beaches and colourful beach huts -- these beaches are busy on hot summer days with visitors arriving by train to enjoy them (sounds and looks like a modern-day version of what people traditionally did back in the days of steam).

Whilst lacking in "retail therapy", nearby Chelsea and Mordialloc are there for day-to-day shopping, while Southland is just up the Nepean Highway. However for a traditional suburban environment, Edithvale is a friendly area with quality housing and numerous parks. Add the rail service and it is a great place with lots to offer and more close nearby with great transit connections. I would love to live there permanently and always enjoy revisiting.

The easiest way for me to sum it up is like this...

A friend of mine whom is into properties and has quite a portfolio of homes was having a discussion with me about how much I thought my house in Edithvale was worth these days. The standard line that my wife and I give is "it doesn't matter, we don't wont to go anywhere". So he said to me, "if you were offered 1million dollars for your place (we bought in Dec03 for $323,500) you cant tell me you wouldn't take it". And I say, 'No I wouldn't'.

The issue being, I would take my million dollars and then want to buy my house in the same street!

Edithvale ticks all the boxes of what you tend to look for in deciding on a suburb.

Our House is:

700m from the beach (one of the best beaches in the bay - no rocks, rips, river (read storm water) outlets, beautiful fine sand and crystal clear un-polluted water, with life saving club. Like dogs?? Each day (but particularly on the weekends) dogs are free to run on the beach before 10am (hours changes with the seasons) lots of fun for pets and owners! Then grab a Coffee at the caf at the Life Saving Club

700m from the wetlands, home to a mob of Eastern Grey kangaroos which you can see everyday, and many migratory birds throughout the year. The wetlands area of international significance and currently the government is building a wetlands education and discovery centre on Edithvale rd. The wetlands are boarded by a bike path that leads to Patterson River and then onto the East Link Trail, or you can head the other way up to Mordialloc and then follow the beach rd path to St Kilda and beyond.

1100m to Edithvale station, then 40min train ride to the city. Many different secondary schools within 4 stops either direction.

850m to Edithvale primary School (and for us we don't have to cross any major roads).

650m to Edithvale Kinder Garten.

50m to bus stop which if you really wanted could take you all the way to Doncaster Shopping centre or even airport west.

5min drive to Woolworths Chelsea.

1100m to Gran Sasso Italian restaurant and Brown Rice Thai (plenty of other places to eat nearby, but these two are worth noting.

Plenty of weather board houses with lots of character on decent sized blocks (great if you want to have a dog - we have a great dane, and a large backyard for children to play in.

750m to large park and play ground on Edithvale rd, 1100 m to even larger park, play ground, and skate park on Thames Promenade.

And talk about choice of sporting activities for kids... within walking distance there is: Life Saving, Yachting, Little Athletics, Football, Soccer, Cricket, Baseball, Cycling at velodrome, Tennis, Netball, Golf, Lawn Bowls.

The other significant point to be made is this. The suburb was created in the 1950's - 60's. Until about 10 years ago, the community was very much older residents, but recently the demographic has changed dramatically. In our street last year their were 6 babies born within the 12 month, there has been 2 more since, and another 3 in the oven. Almost all of our street is made up of home owners not rentals, with many aged between mid 20s-40. This is the kind of demographic you tend to find in new estates out on the fringes of Melbourne.

Each year we close off the street and have a street Christmas party with everyone.

I would not want to live anywhere else, and I encourage any young couple, first home owners, who want picket fences, characters, large blocks, and everything else I mentioned above to come to Edithvale. Its the best!

I've lived here for 3 years and its been fantastic the whole time, kangaroos in the wetlands and 2 km away is an amazing beach... Schools and parks aplenty. Why wouldn't you live here...

Edithvale is a fantastic suburb, very family friendly. Highlights include local Kindy & Primary Schools, new playground on the corner of Fraser & Hughes Ave, golf course, bowls, minimal traffic, sports oval, cycling velodrome, dedicated walking/bike trails, wetlands, train station, eastlink, local shops and of course the beach.

Beach - Smart beachgoers know that the best beaches around the bay start from Aspendale and continue all the way up to Seaford. White sands & beautiful water quality. Beaches anywhere else do not even compare... if you want to live near the best beaches on the bay this is the spot.

Train - 40mins on the express to the city, very do-able on a daily basis

Low Traffic - The bay borders one side so consequently there is minimal through traffic compared to a central suburb surrounded on all sides

People - Great community feel, lots of young families, very safe, good demographic. It's the sort of neighborhood where if you go for a walk people will sometimes say hello.

Flat Terrain - The terrain is very flat which makes driving, walking or riding a bike very pleasant not having to deal with hills.

I had never heard of Edithvale until end of 2008...I now live in Northcliffe Road. We are 400 metres from the beach, 3 minutes walk to the park and 5 mintes walk to the Wetlands. For couples looking to buy the houses are reasonably priced - although the median is now $580, 000...in part this is due to the $1mill+ houses on the beachfront. There are great opportunities to buy for less then $500k.
For families you couldn't ask for more green space or beach in such a quiet, safe locale.
A daily commute to town can be a bind (45 mins on train) but once you are home it is a great feeling.
Nightlife is pretty quiet - it is no St Kilda, but then that is not the point - there is a 4k drive or cab to Mordialloc or a quick trip to Chelsea Heights or indeed the bar opposite Chelsea Station.
For shopping a brand new Woolies is now 1 minute away and Southland a 10 - 15 minute drive one way and Frankston 10 - 15 mins the other way.

The area, with all the new housing, seems to be coming up. If you like the beach, open space and a quiet locale then Edithvale could well be a place of interest
