Suitability of rentals for a family thinking of moving to Sunshine?

We are a decent, quiet family with two living in Queensland who are relocating to Melbourne.We are on a low income and Sunshine fits within the budget. The area we are currently living in we are leaving due to constant robberies and my four year old has become quite traumatised due to this. I'm asking locals if they could reccommend this area suitability for my family? Areas to go for and ones to avoid. Any information would be appreciated.

I have a young family and live in Delahey wich is a little further out from the city to Sunshine. As I grew up I spent a lot of time in the area as I attended school in the neibouring suburb of Braybrook. Sunshine has had significant changes since my school years and sadely in my opinion has become an area that has many Government houses. There is now a large popullation of African, Middle Eastern and Asian migrants in the area which want to bring their own ways and customs to the area. I personnaly would not live there as things can get very dodgey and dangerous at nights. My wife went there a month or so ago during the day to get some money out of the bank. She just parked at an open safeway shopping centre car park about 12:00. An asian male aproached her as she got out of her car and demanded her purse and she refused, he then pulled out a knife at her and demanded again. My wife wacked the guy in the face with the set of keys she had in hand and he fled empty handed. With witnesses to the incodent the police were able to get the theif and he is now been arrested. Look crime is everywhere however I found where there is a large amount of government housing the crime rate increases and definatelly Sunshine is not very safe at night.
