are any streets in Armidale NSW affected by flooding?

Yes. Except no properties are in the flood zones, the worst is just road closures as the creek rises up. However this doesn't rule out that a major rain event could occur and affect low-lying streets around the creek, last event like this was in 2011. But no where as severe as towns with major rivers in them like Grafton or Moree etc.
