"over rated"
Heavily over rated, too many young tourist living in the area and my street that I lease out to students the are mostly studying locally and working to make a living in very average eateries. Most streets around here the residents think they are the elite however there are no true professionals living here. A lot of "wannabees" that lack culture and manners.
