"One of the best performing suburbs in SA"
There has been a 42% increase in median property prices, showing that Davoren Park is one of the most up and coming suburbs on Adelaide. A beautiful place to live.

"Bronx of Adelaide"
Nothing really good about this suburb except cheap housing and shops... unless you want to get stabbed there be my guest. Just your typical northern suburb. Just because certain parts have been done up doesn't negate some sort of immunity from any criticism. Just like how the residents around here criticise inner city suburbs for the exact same thing. Move along

"Up and coming Suburb"
We moved from Ingle Farm to Davoren Park and were so impressed with all the new infrastructure, new schools, homes , shopping centre. Close to public transport, such a great community spirit, we love visiting Sunday markets and supporting local small businesses because it means we’re supporting local Families.

"Easy to access, heaps of shops, growing area"
We lived in Davoren Park for a few years and never had any problems. Quiet street and lots of parks near by. Super close to the train station which made is quick and easy to get into the city, and multiple shopping centres close by. We have 2 properties in the area now and have had no issues with neighbours and tenants, and always had heaps of people applying.
People say it's the worst most dangerous area but I never saw that? Lived in Blacktown in Sydney, now THAT was unpleasant. I think it's just the victim of small town Adelaide gossip..

"Investing in the Dav"
Ive read all your reviews and appreciate everyones honesty and viewpoint. Ive invested in the area over the year and bought multiple properties. All of the tenants are good people. Mostly mums & dads and a couple of single lads. The Dav is gentrifying and will continue to do so in the next 20 years. This place reminds me of Redfern in Sydney 25 years ago. Some of your comments could have been describing Redfern too back then. Its a metropolis now, but back then you couldnt give the houses away. Now they are $1mill plus. The difference between the old housing commission areas in Sydney and South Australia is that SA has land - and if you were as old as me you would know how valuable thats going to be in 20 years time. Just ask any Sydneysider whos never seen dirt / grass. Wait and see..

Well done for investing . Although Im not exactly against investing into davoren Park. The big difference you have ignored in your comparison to Redfern NSW , is that Redfern is 3km from Sydney CBD. Whereas davoren Park is 40km from adelaide CBD. That is a astronomical difference. Thats like saying Unley / Mile End / Kensington 20 years ago . Like I said , well done for investing, you should make some decent money in the long term future , but I wouldnt be expecting red fern type of money, proximity to the city is enormous in real estate. Location location location .
Thanks for sharing your opinion. I am also looking at Dav to buy an investment property. I just want to get in the property market and thought this would be a step. I wonder how are you going? Has your opinion changed since you posted this. Thank you.
Hi, my opinion hasn't changed as Daveron Park reputation has not changed. Its commonly known as the one of the worst suburbs in adelaide, if a Victorian was to ask a SA person what suburb to avoid in Adelaide , Davoren Park would be one of the top 3 responses. With that reputation comes low house prices, however try rent that house out to trustworthy regular payers who will treat your property with respect. If your looking to invest in the Northern suburbs why not look at Ingle Farm, Salisbury East,
Valley View, Para Hills even Paralowie. These suburbs aren't your top shelf areas but are miles ahead of "Davvo" and you'll have less issues with tenants, you could also move further out to the new developing areas like Andrews farm and Craigmore. Much safer and better reputation on the market. Daveron Park has a horribly tarnished name for which people won't even consider come resale or searching renters. Each to there own , but that's my honest opinion hope I've helped in any small way.
Thanks julianp5 for taking the time to answer and giving me advice. I am at the very beginning of this journey so your input was very much appreciated.
Depending of course, on your budget, perhaps you should look elsewhere. The more you pay, the better your investment. Look more at the growth areas like Mt Barker. But if you really want to invest in the cheap suburbs in the north, look at the best locations and close to the valued facilities. Julian has some great ideas.
Davoren Park, irrespecive if how some blindly defend it as a gentrified haven, is well-known as the worst suburb in Adelaide and probably worse than most in Australia. It is where most violent crimes originate and for crimes commited elsewhere, the perpetrator is often from Davoren Park area.
Its investment value is very limited.
"Avoid this suburb"
This suburb and surrounding areas/suburbs are not in anyway desirable. It is well known in Adelaide that Davoren Park has many anti social issues, high unemployment ect. Good on Playford alive for trying to lift the area but people have to want to work and take some pride in their property. They tried to lift Port Adelaide several years ago and it fizzled out, I think it could be a similar story here another Billion down the drain no wonder the state is going broke.
Going broke? Mate the state isn't even in debt, there as actually in a lot better position financially than other states are.
No,we SA is well over 6 billion dollars in debt. Go online and read the state budget finances before making uninformed comments. Makes you look a bit silly mate.
I ain't calling people ferals & belittling people so if anyone looks silly it's yourself
6 billion on 80 billion revenue is ok. Eventually the government gets a big cut of the revenue. The velocity of money in Australia is about 6 so every 8 weeks every dollar in circulation has 10% GST removed to federal gov. who then pass this onto state gov.
Woops I meant GDP not revenue but you can think of the state as a business because 10% GST is applied to the money in circulation so often.
"Great time to move here & buy a house before it becomes to expensive"
Davoren park will benefit a great deal from being so close to elizabeth, you'll have all the benefits of being close to a future cbd while still enjoying the peace & quite & you'll only be half hour from Adelaide cbd, the only thing for young family's to keep in mind is that schools are pretty full, I've heard of some parents having to drive out of the area to find schools for there kids, however 2 new schools will be built as part of playford alive project but not sure how far away this is, so my advice would be to act quick on this, as these 2 new schools will fill up pretty quickly.
Lol keep on hating my friend, these areas will grow weather u like it or not
Half hour from adelaide CBD ? Not sure how far over the speed limit your travelling but its a minimum 45 minute drive at the best of times. During peak times your looking at approx 1 hour. And in no way shape or form is this suburb desirable at all. Its a well known fact across this city that Davoren Park is really struggling, and is probably the worst for crime and unemployment in all of adelaide. I dont hate Davoren Park , I have friends who live near by and as a tradesman Ive worked in the area multiple times , I truly hope the area can pick up abit and be more family friendly, but for now and the foreseeable future its not looking bright.
New businesses have opened up in nearby munno para i.e Harvey norman, Woolworths, maccas & not to mention what's happening in Elizabeth cbd so when these businesses open up they do a lot of research into the future of the area they dont dwell on the past
Because having a maccas, woolworths and harvey norman nearby is a good thing, just means there is a higher than average percentage of the local population thats will to incurr debt for entertainment and fast food.
The area is indeed literally a 30 minute drive for the city of even less depending on traffic, literally 10 minutes further down the expressway than Paralowie.
Theres a lot of redevelopment happening in the area, Im currently buying a brand new house in a street thats full of new builds. Its all changing my friend, sure theres still bad eggs but you get those everywhere and most are getting priced out.
Steve please dont lie to yourself . Its an absolute minimum of 30 minutes in the middle of the night with no traffic at the very very least its 40-45 minutes in morning or afternoon traffic (and thats on a good day ) In no way are you getting to the city from Davo in 30 minutes during normal travel hours.
Yes you get bad eggs everywhere I totally agree mate , but Davoren Park is harder to find the good egg as opposed to bad one. The place is a proper dump. Its notoriously recognised as Adelaides worst suburb, even those across the borders know the name of Davoren Park .. and not for good reason. In a recent survey Davoren park had double the amount of total crime than average in the rest of Adelaide and if you live in Davo the statistics say you have a 1 in 6 chance of being a victim of Property Crime .
Great place to be . Its all happening
Buddy I live in Munno Para West which is further from the city and Im 33 minutes to the city centre. Where on earth do you get 45 minutes from? It used to take me 45 minutes to get to Adelaide from Gawler before the expressway was a thing.
But also, theres 1 billion dollars being invested into that area and right now is the perfect time to buy a brand new house, not an old dump, on the western side next to the Eyre estate part way into the rejuvenation project.
"Sick of people bagging out those that live in housing trust!"
I have lived in housing trust areas most of my life in the northern suburbs of Adelaide/Craigmore which was pretty much next door to Elizabeth Downs. I had plenty of friends in elizabeth downs etc, and never had problems going there. Yes there were a few ups and downs in my street but it's like living anywhere most people were families and were actually quite nice people both the unemployed and employed people living there. Working does not exactly make you a better person with more morals, it may make you more intelligent then some unemployed people but doesn't mean you are a nice person! I dont believe it is the area you live in but more the street you live on and who lives there if they keep to themselves or not etc.

I lived in Davoren Park for almost a year after my move from the Gold Coast QLD. At first, due to my excitement of moving out on my own to a different state, I found it exciting! How wrong I was. My mail got stolen numerous times, cops always busting through our street/area, someone either over dosing, stabbing, breaking in, yelling drunk bogans, aboriginals asking for money, rude people on the bus, train, shops.... I'd be here all day telling you about the situations. As an "outsider" brought up in a middle class working family, I didn't want to expose myself to such things. I couldn't even go walk in the near by reserve or oval due to bums or just "feral" people just hanging around. I was followed a few times from the train station at Broad Meadows, it all got too much for me that I feared for my safety. It's kinda sad though, how the Government has brushed the lower class out north of Regency Road! Part of me sees it as a "What happened? This is like the ghetto and bad gang areas seen in movies! ". I had to get out, there's nothing out there. Sure good for families on Centrelink. But the more poor people get squished in to an area like that, bad things happen. They get bored, go do naughty things because they're either in trouble with police for whatever reason, or have nothing better to do. House prices are cheap yes, but I don't want my kids or family being exposed to prostitution, drugs and not able to go walk at a park without walking in to used needles, condoms and followed, stalked, robbed, mugged. No thanks, I'll stay away from this area at all costs. I speak from experience, 1 year was enough to see and witness Elizabeth in general, with surrounding suburbs. Paas. Give me a $1 million house there and I'd still refuse. My life, privacy and peace of mind is more valuable than cheap rent.
And no response from the owner the post which you commented on. See what I mean? Davoren Park IS a bad area, without denial. I was actually shocked myself to see your review as I now think its gotten even worse! Ive lived in my area for 18 years and never have had a problem. However, you living in Davoren Park for a year and experiencing so many things in just a year amazes me. I believe your experience 100 percent! I dont see why anyone would want to live out that way. Every city in the world has a part where its terrible, and here in Adelaide, its the northern suburbs. No denial.
Of the post*
I have lived in the northern suburbs for a few months not far from davoren park and honestly my street is quiet. My kids walk to school and back with no issues most of the people in my area have jobs as well. Yes its not the best area to live but seriously who can afford $400 a week unless you're a doctor or a lawyer?
I have caught the train from the same train station and never had an issue however I have lived in a small country town and nearly been attacked by a man hiding behind bush scrub, crime is everywhere it's a matter of being in wrong spot at wrong time.
Melissa, $400 p/w is not a lot of money. Daveon Park is a dangerous area & you could not pay me $400 p/w to expose my child to such a place. Also, if a Dr or a lawyer don't own their own home, they are paying $800 + a week rent.. education will do that, give you options. Daveron Park takes options away
"Jimmy Barns lived in Elizabeth look at him now.."
There is nothing wrong with Daveron Park the old northern area as people know has changed. old trust houses in some areas been pulled down.
I like living Daveron Park. It all i can afford and i bought a lovely 2 double bedroom house for half the askung price of house and land packages of todays proces. The Daveron Park area I live in is neat and tidy the house owners take pride in their oqnership of the house they live in. The children that I have seen are living an active life being happy and care free.
I am more than happy to be here. Great nieghbours what more do you want.

I'm laughing at it because it is a joke!
Some people know no better.
Jimmy Barnes, hah! Is that the only thing that has ever happened to this area? Jimmy has be a thug, druggy and an alcoholic, by his own admission. He came from a terrible family out there, so he is really quite typical of Davoren residents. You only have to look on Google Earth to see the garbage strewn streets and trashed houses. Show us a street that is neat and tidy. I am sure ther is one there somewhere.
"Davoren Park - A Version of One of The Worst American Neighbourhoods"
Davoren Park is a northern suburb located in the outer parts of the Adelaide Metropolitan, South Australia. Located a good 45 minutes from the city, its beautiful to say Davoren Park is situated no where near the inner Adelaide areas, and you'll be able to tell why.
Davoren Park has very few pros but full of cons. To get the pros out of the way, Davoren Park is within close proximity to shopping centres in its surrounding areas, with the closest ones being Elizabeth City Centre, Munno Para Shopping City, Blakes Crossing Shopping Centre and the furthest major shopping centre in that specific area called Hollywood Plaza (Salisbury Downs). The area of Davoren Park is improving with the newer homes being built due to Playford Alive. Well, believe it or not, that is just about it.
Now, lets discuss the cons. Davoren Park is considered the "worst area in Adelaide", to which I happily agree with. The are is full of ferals, hooligans, drug dealers and crime, making Davoren Park extremely unsafe! You get burglaries going on here every night, and if your unlucky enough (notice I didn't use "lucky enough"?), you, too, will get burglarised at least so many times. Be warned, everyone here is nasty.
If you take a drive through Davoren Park, the houses, inclduing the new ones, look like no one had been living there for a hundred years when really, its just the ferals of the area making their own area uncomfortable. You get death stares by the neighbours and you'd probably not think about opening your curtains! Davoren Park and the word friendly has and still is unheard of. The neighbours here are rough, unfriendly, very rude and cold and always make your life a living hell.
The area is loitered with garbage, with streets and houses full of garbage after garbage after garbage. It is very dirty, disgusting and unattractive.
Davoren Park has a reputation for hooligans and thugs ruling the suburb, as you could see drivers burning rubber and making the roads full of untidy tyre marks, guys roaming the streets with empty alcohol bottles and even weapons. You could even see blood stains on footpaths in some streets due to the high amount of crime going on here.
Schools in Davoren Park and surrounds are terrible. No good state schools means a terrible education.
The city is located 45-55 minutes from the CBD, depending on the traffic. The public transport in the area is fair, but not really. Having verbally abusive local residents on the bus makes taking the bus everyday scary and uncomfortable and don't even get me started for nightime.
In conclusion, Davoren Park has nothing but negative. Very high crime, feral neighbours, hooligans, thugs, terrible schools and atrocious nightlife. If I were you, move to somewhere BEFORE Paralowie and anywhere in the east, west or south. SO much more beautiful in these places and actually has full of positives instead of being full of negatives, like Davoren Park.
Great for
- Zilch, zippo, zero
- Close to shops
- Playford Alive regeneration
- Some newer housing
Not great for
- Extremely high crime
- Neighbours are all ferals
- Suggested as the "worst suburb in Adelaide"
- Drug use
- Lack of good state schools
- Burn outs and hoons
How dare you call me and my family ferals.. Ive lived in this suburb for 20+ years and raised 3 awesome/courteous and very respectful and polite kids.. Both me and my partner work fulltime (We're not drug dealers) as you stipulated..And my house and property are well maintained and clean (NO GARBAGE OUT FRONT)..... And the street i live in happens to be quiet and the residents here are NOT FERALS/DRUG DEALERS OR UNDESIRABLE 'S... People with your judgemental attitude are the ones that are undesirable and if anything you do more harm then good... I would much rather live here then next door to a RUDE/OBNOXIOUS/SELF RIGHTEOUS/JUDGEMENTAL HATE MONGER AS YOURSELF!!!!
Its people like you that makes the world the way it is....
Are these the values that you teach your children??????
SIGNED
A PROUD DAVOREN PARK RESIDENT......
Sorry, but who's being the rude one? Not me. I'm not belligerent in my words like you are. And if you want to call me judgemental, think again. Isn't everyone allowed to state their own opinion? Gee, when has that become such a huge issue for people! Quite frankly, why haven't you said all of your "above" to anyone else here who's said the exact same thing as I've basically said or of whom I do agree with? I'm, and so does everyone else, has the RIGHT to express their thoughts of a particular person/thing/suburb/toy/movie, etc, and then have it slammed for not having a good reflection or review about it! If you think that Davoren Park is the best place in the world, that's good for you! And HOW DARE YOU call ME "A RUDE, OBNOXIOUS, SELF RIGHTEOUS, JUDGEMENTAL, HATE MONGER"!
YOU STATE: "Schools in Davoren Park and surrounds are terrible. No good state schools means a terrible education".
Anyone who states:
"The are is full of ferals".
"Davoren Park and surrounds"
Must have had that.....so called....'near city area education'. I could go on and on with your BAD ENGLISH writing skills!
I could also bash your 'bad personal opinion' with some REAL stats. Your reviews are a personal attack on others. Its so sad to me that 'a great area' to you is determined by wealth and by that I mean ...... money $$$.
Lisa from Craigmore. Who has lived in many suburbs. Greenwith, Mawson Lakes, Unley etc. I hated living near the city and Mawson Lakes.
Bad personal opinion? I could go on for hours about how your response of my Davoren Park review (sorry how it's brutally honest and straight to the point) has turned into a offended and aggressive response. I'm not over-reacting like you are, I'm just telling it how it is. And I can reassure you that I have proof that the northern suburbs are terribly unsafe since they ARE THE STATE'S ASSUALT HOTSPOTS; https://www.nova919.com.au/news/10-most-dangerous-suburbs-adelaide.
I would just like to say in conclusion, I am terribly, terribly sorry for being brutally honest and what I think about the area without giving a care in the world what you think about it. Now, I'm usually quite a sensitive person and can become easily hurt, but the pure nonsense and aggression you've written does not offended. And one more thing, if my English "writing" skills are not great, I wouldn't of written a brutally honest review....
Does not offend me*.
WOW . PEOPLE JUST DONT LIKE THE TRUTH. Ask anyone that has lived in Adelaide what suburbs to avoid....the answer will always be northern suburbs and in particular Davoren park, Smithfield ect. Facts are Facts get over it.
PS: To be fair some Southern Suburbs are just as bad if not worse (crime), so dont feel you are getting targeted.
Correct! Ask anybody local in Adelaide and see what places they would prefer not to live in - the northern suburbs! But yes, I admit (see?! I'm being honest!!) That suburbs in southern Adelaide like Hackham West and Huntfield Heights are avoidable and pretty dangerous, but THINK ABOUT IT PEOPLE! I've encountered hundreds of people in my life and would rather off live in these areas than let's say Davoren Park, Andrews Farm, those places. But I certainly disagree that suburbs south of Adelaide are worse. There are very few that are crappy, yes, you find that west and east too, but much more desirable over the northern suburbs...
I do agree the place is shit, only DEPENDING where in the area you are from. I lived there most of my life and I'm lucky to be suronded with some nice elderly naboughs. If you grew up in the area and experinced the type of people first hand, then your opinion is understandable. But if is just based on other people's views, then that's unfair, weather that infoation is true or not.
i moved to davoren park from a richer side of town to escape my psychotic stalker im much happier the neighbours are so cool friendly im safe not scared here walking down the street i studied classical piano at the elder conservatorium was more scared of those people than my community who seem to be more normal

It's a scary area to live in.I worked up that way for seven years but in my late fathers medical practice as his receptionist so am a little bit out of it to know the whole reality of that part of town. It's a shame though they only well after I finished school started putting in some additional private colleges around there otherwise It would have made things a lot easier for my parents not having to find some elitist inner city high school where class sizes were just ridiculous and in many cases bullying was rife.
"No problems here, not sure why everyone complains"
My family moved into the area 12 months ago. We have great neighbours, no problems with noise or crime and it was so cheap to buy our first home. We have lived in far worse suburbs (i.e. Smithfield Plains) and moved from Andrews Farm to here, we had far more noise and crime in Andrews Farm. Now I know there are issues within sections of the area but EVERY suburb has drugs, crime & graffitti and to think they dont is delusional at best. Most of the problems are on the Eastern side of Peachy Road, we live on the Western side close to the new development. People making comments regarding the same houses being $30k less than a few months ago is irrelevant, given this has happend state wide. If they actually did correct research they would notice the the median hosue price for the area has increased in the last few months! Our cars have never been graffitied and to be honest we have left cars unlocked on the front lawn several times and they have never been touched. These are not cheap cars either. Its close to 3 major shopping centres, 30kms from the city and close to Barossa. The only one issue we have is the lack of decent schools but with St Columba college being only 10 mins away it was a no brainer to send our kids there and given our mortgage is so low we are able to spend the extra on better education. I would not send my kids to any of the state schools in the area. Watch this space as this area will be cleaned out of all the low income earners in the next 5 or so years due to the increasing demand for the area (currently 12 people per house looking to buy) and the property prices and rents will increase beyond affordability for the low income earners. Much like Hillcrest and other suburbs went through the same transformation Davoren Park will be the same.

Salisbury North was done up and yes it has improved much like Playford Alive. Hopefully it will be the same for the Dav
I dont know when this was posted, but I am currently buying a brand new and my first home just back from Stebonheath road near the Eyre Foodland.
I appreciate the review. I honestly believe the area had a bad name 20 years ago and people just havent let go of that and cant see the potential and growth happening..
I compare it to Paralowie and Burton, those areas used to be known as holes but today they are booming, surrounded by shops, transport and parklands and are fetching much higher property prices now. I see the same happening in Davoren Park, many new developments around and re-developments within will soon make it part of a thriving area between Elizabeth, Munno Para and Angle Vale out to Virginia, connected to the growing Elizabeth CBD rewarding people who can look past previous reputation and invest.
"Its still the Dav"
I know people who live in Davoren Park and have done so their whole lives and love it. They have great neighbours etc. The area is also being redeveloped through Playford alive and some newer housing closer to Elizabeth North has been coming up (near Womma station).
Unfortunately it is still Davoren Park/ Elizabeth West. It was established by the Housing Trust as low cost housing for low income earners. Unfortunately the area has gone downhill because of the influx of low educated dole/pension dependant people living in the area, drug users living in the area and high crime rates. I know for a fact that some ambos will not go there without a police escort.
I do hope that Playford Alive will bring the area back up a bit and if you live here and have a good street thats great for you but in general it will have a stigma becuase of factual bad history.
I wouldn't live in the Dav if you paid me.
Some of the newer housing is expensive for where it is in my opinion. I have also noticed that although houses were going for $250,000 to $300,000 six months ago (late 2010) the same type and size of houses are now selling for $30,000 less. So houses are going down in value. Not a good place to invest. Waste of money in my view.
Great for
- Playford Alive regeneration
- Some newer housing
Not great for
- Crime
- Drug use
Your comment relating to the housing prices drop are not isolated to Davoren Park, do some research it is state wide. If you look the median house price has increased in the last 4 months.
@ crumpledoor My comment was written in March 2011. Accurate for time written. in March 2012 I would agree with you.
"A great place to buy, but i wouldnt want to live there"
As far as investment properties go, you are not going to find any cheaper. There's a reason for that. Go visit a freind and get abused by the neighbours, spat at by the local kids and your car grafitti'd while its parked on the street. Buy a house cheap, rent it out for a few years and subdivide it. Where will the feral tenants go? who knows who cares. let them come move into my street so i can give them the same respect they gave out. Easy to find properties to positive gear, negative gear or whatever floats your boat. just make sure you get a strict property manager because it is not uncommon for these places to go 5 - 6 weeks not paying. landlord insurance ESSENTIAL.
i hated where i use to live we were in a well to do area and harassed broken into everyday we couldnt leave the house so moved to davoren park way calmer safer area for me
"Nothing Good To Say.."
I don't understand why everyone is trying to sugar coat there opinions on this area. Davoren Park is not a good area, and it doesn't have the potential to be. The majority of the people that live there have low incomes, most of which comes from centerlink and many of theses people live in housing trust houses. There are lots of drugs and drug dealers, fights, and vandalism. Don't be fooled by the cheep houses, there is obviously a reason why they are that cheep.
"Potential"
This area is currently highly affordable is under 30km from the CBD and has the potential to be a gold mine. Playford alive funding has been approved and a high percent of the current housing trust houses are to be demolished and rebuilt including there sometimes dodgy tenants being relocated. Look out for this area to jump in price in the next 5 years.

"An Affordable Neighbourhood for All"
Davoren Park is an upcoming gem, its close to the city with all the facilities and access to transport if needed. The area is currently being upgraded with new medical facilities, petrol stations, new schools and shops, The Parks are being upgraded and pumped naturally collected storm water to keep them green. A large wetland is just opening up, which will make a great family area, besides the mosquitoes im sure it may attract.
Many housing trust home areas are currently being refurbished, the roads are being resealed.
It's a low traffic area as a lot of people tend to use the bus/ train lines. The resale value is great, though may not be a massive amount the percentage of increase is excellent ! 10% +
I would recommend this area as an up and coming with a lot of potential. There is a plethora of retail shopping centers, both munno para and elizabeth not 5 mins away extremely convenient. Look up playford alive and see what massive upgrades are currently being established.
Facilities such as ADSL2+ are available, mobile reception is perfect.
Water Gas and Electricity Supply is great, no outages or problems
Eating out in Davoren Park itself is reasonably limited to fish and chip/ Pizza bars, Bowling alley/cafe. Though not 5 mins drive you have access to all the large fast food chains, and a few quaint little restaurants and cinemas. As far as nightlife there is a nice hotel, and few others in the surrounding area. But for all you clubbing types, find an area thats outside of the CBD that has that kind of facilities.
Problems with the suburb are the lower income areas filled with housing trust homes, not to stereotype all housing trust tenants but many do not care for the homes they are given, so there are some streets out of a 3rd world, hopefully these are removed and redone during the playford alive initiative. Obviously being an area with a proportion of housing trust homes, it can have it social problems depending on the tenants. Like all areas its not free from hoon drivers. But area is well policed and they are more than helpful.
During the summer the area can look very dry and barren, because of water restrictions lawn curbsides are not watered, come winter the area can be as green as green.
Rubish content is reasonably low, as the council always have someone out cleaning, mowing, trying to keep the areas tidy.
At nights the area is reasonably quiet, very few dogs in my area, once again occasionally you hear a hoon off in the distance. To note though its quite close to the airforce base, so you will get planes coming in and out during the day, but after a while you will hardly notice it.
Our Neighbors are friendly and quiet, the type who will bring in your bin for you if you area away.

I have lived in hillbank, Salisbury North, Port norlunga South, Elizabeth East, Elizabeth North, Elizabeth Park, Smithfield and now Davoren Park. Seems like a downgrade BUT the part of davoren Park that I live in now is the cleanest most quiet street I have EVER lived in. Since I've lived here I've not seen a cop car, a feral, a drug dealer or anything that is negative ON MY STREET. I hope people realize that you cannot place negativity upon a whole suburb. It actually comes down to the actual street. I am sick and tried of people who base their rating on a whole suburb because they had a bad experience in a certain house, on a certain street. There is zero crime in the part of davoren Park I live in. Some people are just lucky or unlucky.
"There's good & bad in ALL suburbs!"
We have lived in Davoren Park since 1996 after moving from a rural property. Our street is very quiet and our neighbours are great. We look out for one another. Our son went to Swallowcliffe School for all of his primary school education. It is a wonderful school. Caring, strict, compassionate and always helpful. He now goes to St Columba - another great school in the northern area. I know people who live in Cumberland Park, Dulwich, Fulham Gardens, Golden Grove and they all agree that unfortunate things happen in ALL suburbs. I do agree that there is a higher concentration of low income families in our area and I have seen and disapproved of the bad behaviour of some people but not all of us are like that. It's a common problem that 'the many are always judged by the actions of a few'!!!!

"A total and complete hole."
Spent the first 21 years of my life here, couldn't wait to get out! It's pretty much the part of Adelaide where the Public Housing authorities dump all those that can't integrate into society like normal people.
A lot of social problems (teenage pregnancy, gangs, drugs, petty crime etc), many of which were imported from England in the 1960s. Some streets are pretty much full of 2nd and 3rd generation Soccer Hooligans.
Not many shops. Just an IGA, a fish and chip shop, a pawnbroker and the TAB. The essentials.
The only things going for is that houses are cheap (< $200k for a 3 bedroom house), but there's little incentive to keep a nice house when half the street looks like Gaza. That, and there are a lot of parks and open spaces to run around in ... and you will need to run to get away from being chased by the local ferals.
The disappointing thing is that there are some lovely people that live here, but because there are so many ferals running around ruining the place, it just has a very nasty atmosphere overall. You can spot the lovely old dears that still live here because they usually have the only garden in the street that has seen a lawnmower this millennium.
So no, I can't recommend Davoren Park as a good place to live.
Great review - this is exactly the kind of information people need!
Scary place ... but very informative review! Good stuff Tone .. glad u got out! Sounds like some (bleak) inspiration for a movie...
Sorry your first 21 years were in a place like Davoren Park. I'm really glad to see that you didn't give up on South Australia all together though because I think we live in a pretty good part of the World.
Like any state SA has it's good and bad, Davoren Park is not the best place to be and I would have to say this is a pretty accurate review for this particular area which is one of the worst suburbs in the state even though like you say there are some lovely people there.
I have to agree, completely.
Check out the photos I posted for Davoren Park :D
It's difficult to argue against that evidence!
Davoren Park definitely has its bad areas, theres a few streets you can drive down that seem out of a 3rd world country, though much can be said about any city that housing trust has homes. Thankfully many of these places are to be cleaned up, it would just be appreciated if people in their housing trust homes learnt to take care of the handouts they are given.
Couldn't agree more with the lawnmower comment!
The playford alive boost should gradually bring change to the area.
Though i would have to disagree with the scores you gave the facilities as i believe they are uninformed, and deliberately ranking low. For instance your cost of living is rated high when it should be low, you've just given them the lowest scores.
Power water gas supply is flawless. Power is stable, the water is clean and gas is a good pressure.
There is plenty of public transport, there is so many bus stops around the area, and area is within 1-3km of both womma stationa and smithfield station for train commuters.
The traffic is VERY LOW nowhere near the amounts of adelaide, or even gawler, its never congested.
There is many schools within the area, 3 childcare centers, a new super school opening.
While this review aims on all the negative aspects of the area i feel it has completely missed out on any part of the facilities available to the public.
Daveron Park and Elizabeth South are the poorest, lowest educated areas in SA. Check the stats with abs. I have family and friends who live in the area and have great neighbours etc but as a whole they even say it isn't the best of areas. I'd rather live out of that area of Playford.
A beautiful place if more owner occupiers living here as it will not trash the property. I bought my house in Davoren last 2020, on my first day some one throw a rubbish in my backyard. During renovation, I received a hate/ death look and a non stop barking dogs in concert. Sounds cruelty but it was fun for them. One of the issue here is the long term tenants that neglecting the property, they are worse than people living in housing trust / community housing. These bogans are transforming their children to a racist monster, with no respect to offend others , a young hooligan as young as 8 years old. Old timer tenants are territorial they called themselves it's their neighbourhood. New comer will experienced some sort of nastiness, that's the way they introduce themselves. Their grass lawn usually reached the windows or level to the fence before cutting it. I hope their place should be inspected by the agent every change of season to motivate them to clean their yard, not once a year. Their rent should be increase to compensate the headache. If they can't afford to pay the rent these tenants will go elsewhere that will break their unity and territory. Imagine, where they can find a property with 3 to 4 bedrooms, veranda with reasonable backyard that can park their cars, caravan for extended family to live, also a locked up storage /garage. A normal old brick houses in Davoren, but who cares if it is old? it's got more space even the duplex. Aside from that Plenty of bus stops, train line to the city, etc.. To consider , long term tenants are paying cheap rent, it's a bargain. On this pandemic rental shortage, decent tenants with stable income are easy to find.
