"Rundown and not wecoming at all"
Florence Place is extremely run down and not a very welcoming street at all. It is covered in graffiti, and I think there are some commission flats here. Not the best place in Port Melbourne...actually it's one of the worst. BUT good location as it's very close to Bay Street.
