Kelmscott has been improved greatly the last few years. Lots of families renovating older properties. Best value buy in Perth. Can get an affordable large block of land with solid double brick houses. There are quite a few amenities, employment and parks. And only 30 minutes to either the airport, beaches or the CBD.

"Suburb on mass change for the better!!"
Kelmscott is on change for the better. With many new families moving inn, reputation is changing faster than locals even expected, many homes are being renovated, extended and the beauty brought back, solid old homes unlike many cheap new builds, young families are moving in, from 1st home buyers to families looking for the country city lifestyle and is great for children. Kelmscott has many elderly which is lovely many maintain homes beautifully as they did back in the days. It’s become popular of late due to its proximity to the city airports etc it’s definitely become a buying hot spot houses selling within days at high prices , with many also moving to WA they have shown interest in the suburb to settle in, Nice to see change!! Families walking the streets again, homes being brought back to life, Guess every suburb gets its chance. The hills are beautiful to look at and walk in.
Many Homes have lovely size blocks with potential and safety for your children to play and grow in. Many adding sheds for the boat and 4x4s, Clifton hills primary has a great reputation. View are stunning of the city.
Sadly the downfall is the township, people have been asking for new businesses, new ideas . Slowly it’s happening but could be better. Many are looking to open boutique cafes and stores, area is screaming for organic cafes and boutique supermarkets, bakery’s, etc which will have community support, I guess it all takes time. Government homes are slowly being sold off so it’s definitely a going to be a suburb to be in the near future.
Nearest beach is about 30 minutes which isn’t bad either.

My friend has been trying to buy a house in Kelmscott for months and keeps being outbid by other buyers. Most recently he offered $40K above the advertised price and the house was sold for $90K more. This is the fastest growing suburb in Perth if not Australia.

Absolutely love living in Kelmscott. There are so many areas of Perth which have much more crime than Kelmscott. If you live in a good pocket of Kelmscott (which is hard to miss btw, just stay clear of the most western area bordering Camillo) you won't have any issues.

Have a look at the map of Kelmscott. 75% of the suburb is located to the east of Albany Hwy. 40% of this suburb's surface area is one national park Banyowla Regional Park and other smaller parks. Only a tiny part of Kelmscott around Westfield Road and Champion Drive has crime and public housing. There is some, but less crime at the train/bus stations and some public housing. Vast majority of Kelmscott is very safe and has no public housing at all, 90% of the surface area.

Anyone can write anything on Quora, it does not mean a thing. On the WA Police website, stats are as follows for the total number of crimes in the calendar year 2022: Kelmscott 700, Perth 4168, Fremantle 1408, Midland 1330, Mandurah 1649, Armadale 1538, Cannington 1346, Northbridge 1343 etc. etc. Kelmscott has had roughly 50% less crime this year than the previous year. It is a rapidly gentrifying suburb.

Absolute rubbish and an inacurate comparison lacking facts. WA police crime stats for the finacial year 2022/23 for Dianella was 1356 reported incidents. For the same period, Kelmscott had 1796reported incidents (as of 27/10/23). Dianella is a massive suburb in comparison, a population of around 25,000 people. By comparison, Kelmscott has a population of around 10,000 as per ABS data. Your comparison is like saying Sydney has more crime than Perth, which of course it does given the population is 2.5 times greater. It needs to be put into perspective, the crime free utopia does not exist. It's annoying that certain facts have been omitted from your negative review. Thats the problem with the internet, no facts, just random opinions!

Do not believe fake reviews claiming that Kelmscott is an extremely unsafe place. Simply have a look at crime statistics. There is some crime in Kelmscott, but there are many areas which are much much worse: Midvale, Burswood, CBD, Midland, Mandurah, Wellard, Fremantle, Armadale, Osborne Park, Belmont, Cannington, Forrestdale, Balga, Brookdale, Lockridge, Karawara, Carlisle, Coodanup, St James, Bellevue, Northbridge, Kwinana, Neerabup, O’Connor, Cockburn, Haynes... Read statistics people!

So not only that Kelmscott has lots of trees, parks, convenient public transport, amazing shopping, a few good schools, close proximity to the national parks with plenty of opportunities for exercise, but it also has plenty of jobs. Retail, industrial, government, professional, you name it, Kelmscott does have plenty of jobs and Mr. I even though he is trying to badmouth the place is travelling from the other side of Perth to Kelmscott exactly for work! Take notice people!

"Close to everywhere, safe and quiet"
Only 30 mins to CBD on a train or by car. All major shopping, schools and excellent hospital nearby all within 10 minutes drive. Clifton Hills Primary School, and Sowilo Community High School have been amazing schools for my kids. I have never experienced any crime here for the 4 years I have lived here.

It seems to me that you people who only showed up when Kelmscott became the no. 1 rated suburb in Perth with negative comments are one person posting fake reviews trying hard to bring down the score of the suburb. Have a look below, for many years there were no negative reviews for this suburb, then suddenly fake accounts started appearing altogether couple of months ago.

There are many schools in Kelmscott to choose from. Some of the excellent schools are: Clifton Hills Primary School, Kelmscott Primary School, Sowilo Community High School and Good Shepherd Catholic Primary School. All of these schools are very good, have great teachers and have achieved excellent scores.

I note conjecture below about Kelmscott safety, not the safest not the worst , but given its geography, end of Armadale train line, closeness to Armadale, the price is reflected in that.
If you live on the hills side of Albany Highway it's rather pleasant . If you live near the high school etc it can get rather scary at times.
I live inbetween the high school and Challis train station and never had any issues. IMO the bad part of Kelmscott is around the Westfield road.

"Get a security camera"
I moved here from Westfield and Kelmscott is no better , need security shutters and a good security camera.
Train line is dicey with the Armadale line. Thankfully they have a lot of security guards on the line now.
I work in the city and it takes 30 minutes.
Spudshed is good for everything cheap. Times are tough for most in Kelmy. So this helps.

Kelmscott like any suburb has good and bad pockets and one cannot generalise. Parts of Kelmscott bordering Westfield are not much better than Westfield itself. Parts close to the Kelmscott and Challis train stations are much better. And anything to the east of the Albany Hwy is even better.
I'd avoid near the train stations at any cost, and near the high school.
I'm not sure of any suburb where living near the train station would be recommended by a seasoned investor.
Just to be precise, when I said that the areas around the Kelmscott and Challis train stations were better, this was in comparison to the part of Kelmscott bordering Camillo or former Westfield. In my humble opinion, this is the part of Kelmscott to be avoided. Parts around the train stations are better, but of course the best part of Kelmscott is the hills area to the east of Albany Hwy and prices reflect that. With regards to the proximity to train stations, agreed, it is not ideal to invest in a property right across the train station, however I think that the best option is a purchase in a tucked away street which is 5-10 minutes walk away from the train station. Tenants love this, and these properties get rented out in a flash with very little if any gaps between tenancies. So yes, avoid the properties right across the train station and go for the ones which are 5-10 mins walk ideally in a cul de sac or a side street adjacent to the train station. However, there are always exceptions, if an investor is interested in future development, properties right across the train station are great options for building duplexes, townhouses or maybe even high rises in the far future. This is a long term play. As Perth expands areas right next to the train stations are your future high density spots and this can be extremely lucrative in the future for a patient investor either as a future commercial or residential high density development.

"Crime Time"
I've not slept well since moving here but due to rental crisis I am stuck in this terrifying neighbourhood.
Crime is nuts. Just look it up on Perth Crime stats..
My neighbours have been broken into twice and have shown me there security camera footage almost weekly with someone creeping around.
Not sure which stats are you looking at, the newest I found do not include Kelmscott on the list of suburbs with the most crime at all.
The 10 suburbs with the highest crime rates from July 2018 to June 2019 were:
Northbridge: 257.38 reported incidents per 100 residents
Kwinana Town Centre: 211.65 reported incidents per 100 residents
Neerabup: 106.73 reported incidents per 100 residents
OConnor: 88.98 reported incidents per 100 residents
Burswood: 58.80 reported incidents per 100 residents
Midland: 58.59 reported incidents per 100 residents
Fremantle: 47.58 reported incidents per 100 residents

Midvale: 44.65 reported incidents per 100 residents
Haynes: 41.97 reported incidents per 100 residents

There is a pretty long list of Perth suburbs which got much worse crime than Kelmscott. For example Fremantle is one of them but no one is ever saying that investing in Fremantle or living there would be unwise. You cannot compare apples and oranges such as Dalkeith or Peppy Grove with Kelmscott. What Kelmscott offers is great value for the price you pay either as a purchaser or a renter. I managed to save a huge deal of my income by renting in Kelmscott where rents are lower which allowed me to purchase my first property in the same area. If I was renting in more expensive areas I would have still been locked in the rental cycle. If you want to free yourself from the rental crisis and finally become a first home owner Kelmscott is the way to go.
Quite hard to draw a comparison between Fremantle and Kelmscott. The primary reason you see suburbs such as Fremantle, Northbridge & Perth ranked so highly in crime statistics is because of the level of activity these suburbs experience as night life precincts... tends to skew things a bit. Kelmscott had 13.45 crimes occur per 100 residents for 2021. Whichever way you look at it, that's a lot. But the area is priced accordingly. Far too many reviews on here talking through their pockets.

We purchased our first home in Kelmscott back in 2021 due to the extreme affordability and being young first home buyers looking for somewhere near the hills. Since then the prices have already risen significantly! Great area if you want a huge block for a great price and to renovate. Never had any issues since moving here I hope they continue to improve on the older parts and keep it clean and green for future. Close to everything you need and love being near the hills for an affordable price!

All investment fundamentals make sense: access to public transport, schools, hospital, shopping... Rental yield jumped to 5.5%, vacancy levels are close to zero, this is a perfect investment suburb which will keep exploding. Kelmscott's proximity to national parks and huge number of local parks and trees separates it from the surrounding neighbourhoods. Affluent pocket within Kelmscott on the hills is gradually expanding and I see this suburb completely gentrified very fast. Huge investment opportunity right now!

Kelmscott's got it all for an affordable price of around 300k for a 3BD house: good shopping, plenty of good quality schools, major medical centre, short 5 minute ride to nature and hills as well as to the airport and city, only around 25-30 minutes. Kelmscott is just 23 km southeast of Perth. It is a well established area with everything you need all within a 5 minute drive. It is a very family orientated suburb with many great local schools. The Kelmscott Town Centre is the main commercial sector with the Kelmscott Plaza and Stargate Kelmscott Shopping Centre all located here. There is also a railway station and great public transport. You can either live on the flats or nestle up high on the hill for the amazing views!

Kelmscott is devided by Albany Highway into 2 parts, the one on the west of the highway is called also Clifton Hills which continues till Roleystone. This place is awesome, we bought a house lately there, aquiet and served. There is a school and market near the highway, in some areas the city can be seen as it is only 29 I'm away. There are a couple of parks, both are safe and quiet. I love the place and highly recommend it. Watch this video.

Lived in Kelmscott and it has a really bad dwelling burglary rate, We were really depressed as it happened twice within two years.
You can get a really big block for the price and there is the Armadale line but there is unfortunately a lot of nutters in Kelmy and surrounding suburbs.
We lived near where the new Aldi is but on the Kelmscott side of Westfield rd.
I think there are better areas for the price.
"Under-rated Gem"
I am an extremely cautious and selective buyer - I searched daily for 9 months in every nook and cranny of Perth - literally almost every suburb and I concluded that Kelmscott East (Clifton Hills and Brookton Valley parts) is the best value for money area in Perth, if not Australia (I've been to Brisbane, Sydney, Adelaide, Melbourne too). Excellent services; modern hospital (2.5 km), train station handy but not too close (1.5km), 3 local supermarkets + numerous small shops and eateries (1.5 km), local fruit and veg produce, several schools close-by, plenty of parks and picnic spots, quiet streets. But above all for me is the mountain-style and valley vistas (albeat not the Himalayas or Grand Canyon - but as good as you can get in Perth.) I remember discovering the area and being surprised this was actually Perth (having lived coastal for 25 years). I've had friends visit and say the same thing "Its like another country". Been her nearly 4 years now and still think its the best part of Perth dollar for dollar, and even close to outright (excepting a few very high dollar suburbs areas like Peppi Grove). Check it out - take the "circle route" drive from Canning Mills Road, Kelmscott through Roleystone to Araluan then come back through Churchman Dam then the Elizabethan Pub, Mt Nasura and finish back at Brookton Valley, Kelmscott - best drive and views in Perth.

"Whisper Quiet Street"
Hill Street, Kelmscott is a very quiet street. There is plenty of shops in close proximity. A short drive to famous Araluen Park where you can see fabulous flower displays and have a BBQ or Picnic. You would be impressed at the peace and tranquility this street has to offer. You can even see the fire works of Perth Sky Show.

"Sister town to Armadale"
Kelmscott is a suburb is the south east of Perth CBD and is a very family orientated place to live. There are a number of pre primary, primary and secondary schools, state, catholic and private catering for students from K-12, as well as day care centres and playgroups. Medical facilities here are A1, with good medical centres and allied health professionals as well as the Armadale Kelmscott District Memorial Hospital which is a large modern hospital with state of the art equipment. This hospital has many connected services such as aged care, children’s and community services etc. There are some large shopping centres which house supermarkets, large department stores, specialty shops, boutiques and food courts. There are sporting activities close by to suit all taste with bowls, swimming, ten pin bowling, golf etc as well as playing fields for football of all codes, netball, basketball, tennis courts etc. property prices are not cheap but there are always bargain to be had with good transport to Perth CBD.

How far is far? 30 minutes on either the train or by car. Currently the train line is closed, but it has always been 30 minutes and likely less once reopened.
