"Great central location"
Great location with the CBD, Centennial Park, Coogee and Maroubra beaches and Westfield shopping centres all a short drive. Plenty of decent cheap Asian eats. Big suburb so streetscape and housing varies. Personally prefer the side west of Anzac Parade, near Kensington Park. Students occupy apartments with professionals in houses. Compared to bordering Randwick and Kensington it’s relatively good value. Tipped for further gentrification following rezoning of Anzac pde and Gardeners rd.

"A mixed bag, surrounded by fantastic facilities"
It is undeniable that Kingsford is surrounded by excellent facilities. These include: UNSW, Hospital Precinct, Quick access to Coogee (if you can find a parking spot), 6min drive to Westfield Eastgardens and brilliant public transport network at your doorstep.
However, it's a densely populated area and with that, you get a mixed bag of situations. On the upper side of Anzac Pde (closer to hospitals and Rainbow St Public) there is certainly more of a sense of safety. Still, there is a fair bit of domestic violence occurrences, loads of junkies and crazies pestering for cash on Anzac Pde and overall, not a great sense of community, as there is a lot of coming/going due to university being close-by.
Not exactly affordable for buying, but you can find yourself a bargain if rental is your option. If money wasn't an objection, I certainly WOULD NOT buy here.

It is so close to school and city; moreover there are so many good restaurant here.
