Hardly think so - properties there sold to Lawyers. Rented one off in albert street to 2 medical doctors - with 2 young kids (who work in austin) salaries most likely more than the people who comment here. No issues with rental and demographics are changing drastically. there are more than 30-40 applications for planning permits in the system with new developments changing the whole area.
summerhill road is no different to nisbett, clingin, seston or others. It is ex-housing commission. there are some really old houses with junk kept in the area.
However these areas are gold. you do realize that these areas nisbett and summerhill are all rezoned. 1.6 million just achieved 2 weeks ago. We can laugh at ex-housing commission but look at Heidelberg west 26% growth in last year some blocks selling for 900K. It is the cheapest RE to buy in Melbourne with its distance to CBD in my opinion atm.
Yes it is but you do realize everything is rezoned now in this area. a lof of crevilli street are rezoned to the growth Zone (which is the highest zone to build - you can essentially go up 4 storeys in height) which is why they are selling for high prices in crevilli. I went to oakhill avenue reservoir and there were hoons there too when it is meant to be the cream of reservoir. There are drunks everywhere . I live in south Melbourne albert park and there are hoons like this too off dorcas street. You also realize there are 2 big developments occuring and summerhill etc are all smack in the middle of it. 80 Tyler st being sold to the Chinese redeveloped to townhouses and 830-850 plenty Rd (the biggest in darebin) with new commercial and residential places being brought up. Long time ago ashwood and chadstone were similar to this area. Why coz I lived there during that time and it is no different.
I understand that redevelopment and bringing in new (good & wealthier) people is happening. I've seen it. But progress is quite slow in many places. My only recommendation for people looking to buy to live in the area is avoid the streets below due to crime/poverty, while Summerhill Road itself was always decent in comparison. But really, the areas around Edwards Lake is a much better buy for Reservoir.
there are many places in reservoir to stay some bad some good. The worst I feel is the corner of strathermon and boldrewood where there is a huge housing commission flats (massive size) - 12,000sqm Strathmerton Estate comprising: 23 - 55 Strathmerton, Reservoir 25 Fordham Avenue, Reservoir 34, 35 Lane Crescent, Reservoir 44, 47 Whitelaw Street, Reservoir 66, 69 Marchant Avenue, Reservoir 106 Royal If you ask me nisbett and summerhill are not bad areas (more than 50% are Asians who recently bought in the areas bringing in new money). New townhouses are sprawling all over nisbett and summerhill and there are even porches and mercs (which you saw yourself). No areas were always prime areas - you take a look at preston (it also used to be ex-housing comm) areas but look at it now. Port Melbourne when it got rezoned. Edwarnes st is a prime area as it is close to coburg north and gilbert rd however the cons are 100K more and there are fumes. I have never lived in reservoir but have been closely looking at the suburb and have attended 500+ auctions in the suburb over a year +. It used to be the cheapest suburb closest to the CBD but not anymore.
I have no doubts it's a good investment, but my recommendations are for people who buy to live. I would not live in the areas below Summerhill nowadays with my young family, despite me growing up there. But I do agree, as gov housing is sold off and new & wealthier folks move in, the area will improve. It's just a slow process so if you're living there waiting for that, you wouldn't be able to let your kids walk the neighborhood and to me, that's the only measure of how safe an area is that matters. Buy, invest and rent it out, for sure, it's a good idea as the prices will go up.
Give it until 830-850 Plenty Rd and 80 Tyler st come up - would be major difference (they are already selling those off now). Edwards lake area was also rough too at one stage. I have a few investments ard reservoir (Edwards lake to northland) so am not bias so I did a lot of study of all areas though I am no local. The only thing is how close you are in Edwards lake to the factories (those fumes coming out doesn't seem like a good thing even on Sat or Sun). you are right either get mugged in summerhill or suffer allergies or bad air quality from the factories (Edwards lake) that's the pick on where to live
Summerhill Road itself is much better than the roads below the hill because the areas down there used to have lots of government public housing with a lot of poverty, crime and drugs. You could say up on the hill, it's the creme of the crop for the local area. Lots of old italian and greek families, solid brick houses. There's a lot of redevelopment, subdivision going on there currently so it may end up quite different in a few years.
The area around Summerhill Road in Reservoir is an area of extreme localised disadvantage. Unfortunately this will sometimes result in things like crime as this older type of concentrated public housing can result in entrenched generational disadvantage. However the area is changing rapidly, boosted especially by the new Summerhill shopping centre.
I grew up in this area, I know for a fact that Summerhill Road is very different to the roads below it. A lot more middle class and solid brick homes. Now, towards the entry to Coles/Summerhill Shops, there's a few residue government houses, but that's about it for the entire road. If you walk along Creville St and towards the round-about, you can see open drug dealing during the day time. At night, the local hoons gather and get drunk/high. None of that on Summerhill Road.
