Beechmont, QLD 4211

Beechmont is the perfect escape from city living. Space for the family. Fresh air. Beautiful mountain, ocean and farmland scenery. Peaceful. National Parks. Picnic Areas. Walking Trails. Excellent school. Great community facilities. Cafes. And close enough that you can easily head to the Gold Coast or Brisbane for the day.

We lived here for awhile before we had to leave for a period of time but we have missed it so much we have moved back!! It is truly a beautiful, peaceful place where you can actually afford a character home on land. It really entices the kids to go outside and play, get grubby and explore! All the wildlife on your door step, a wonderful school and play group that is on every week. We have now lived in 3 houses on the mountain and each time our neighbours have been so lovely. Initially when I very first lived here it took me a while to adjust as it was so quiet and I barely saw the neighbours (living on acreage) that I felt quite isolated. But once I got to know my neighbours and started attending local playgroup I soon felt a wonderful sense of connectedness to this beautiful community. Something that I really missed when living off the mountain. The only thing I would love to change would be adding a small food shop and petrol station for convenience. A bus that goes down the Canungra side of mountain (servicing the kids that fall under the tambourine mtn high catchment area) and a ban of all reckless weekend joy riders!! Otherwise I feel like I have given my kids a dream childhood one I am sure they will look back with great fondness.

View wise, great, but lacks, and will always lack, a community centre with any heart, as, apart from the primary school, which while good, always struggles to maintain its role, and therefore its funding, the sense of community is just a veneer.
Essentially there are two major camps - those that see it as being in their interests to grow the community by making decisions that would entice more to the mountain, and those that want the complete opposite - they like the isolation, and the lack of facilities, as it means that they won’t be ‘overrun’ by newcomers, they will thereby retain their position as influencers in the community that is.
Unfortunately, to add to this dichotomy, there are also those that just don’t like change of any sort, and seek their own ‘power’ by ‘white anting’ anyone that they see as ‘getting ahead’. They are not averse to using the authorities as unwitting tools by laying multiple complaints against those that they see as trying to move ahead (tall poppy syndrome on steroids).
All in all, this has lead to festering undercurrents in the community over many years, and woe begins anyone appearing to upset the balance.
In a larger community, it might have been possible to progress beyond the negative effects of self interested sectorisation, but in a population as small as Beechmont & Lower Beechmont combined, this has not been possible, and is not likely to be possible in the foreseeable future, as those wanting to find and help mould an ‘ideal’ community are quickly made aware that their views are not appreciated (by one of the groups previously mentioned should they feel that the balance may be tipped against them).
It’s the classic case, that should you be thinking of moving to this community, be very aware of understanding that it, and it’s issues, should be understood for what they are, not for what you would like them to be.
That aside, the issues with the isolation, problems with the only significant road (stretching across the Mt from Nerang, to Canungra) have been well ventilated here, so I won’t go into them in any great detail again, other than to mention that some will see that isolation as being a way of trying to keep the unwanted world at bay, while others will see it as being part of the challenge to growing a more inclusive and sustainable community.
Those that buy into the area tend to stay some time (for simple reason that it is so hard to sell again (average sale times are in months rather than weeks, and can extend to years)); renters tend to come, and go, just as quickly, once they get tired of the commute up the mountain, particularly when during the rainy season, one of the regular land slips occurs on the Lower Beechmont/Advancetown stretch down to Nerang, or their children grow to high school going age, (as Nerang is the closest public funded senior school)
I don’t expect everyone to agree with me, and I fully expect this comment to incur the wrath of those that want you to believe that this is the best community in the country, so all I ask, is that you consider all comments in their own context, discount those that rely on personal attacks, and most importantly look at any move on the basis of what is, not what you would like it to be.

After living in Brisbane for 10 years moving to Beechmont was just we needed. We were after the acreage lifestyle at an affordable price and Beechmont provided that for us. It had volcanic fertile soil which allows us to grow all our fruit and veggies in abundance! The people are so friendly always waving out and sharing their fresh eggs with us. The views of the rolling hills never get old. We feel like we have best of both worlds up here as it isn't too far from major suburbs. You only have to drive through Beechmont to understand, and now that they have improved a lot of the roads and built 3 new bridges in the area it is even more of a lovely drive.

A secret destination hidden in the Gold Coast Hinterland! Green fields, beautiful mountain and ocean views. A wonderful place to visit. And an even better place to live. Excellent schools, cafes and community facilities.

Beechmont is located in the beautiful gold coast hinterland. The locals are friendly and helpful and the school has an excellent reputation. Lots of facilities and clubs are available to locals. Lots of large blocks ensuring privacy and green space.

Beechmont is nature at its best!! Residents of this town get to enjoy pretty face wallabys, padamelons, koalas, rosellas, king parrots, whip birds, to name a few!!

Beechmont is a great town. High above the Gold Coast with mountain and ocean views. Relaxed atmosphere. Friendly locals. Space to move. All within driving distance to Canungra and Nerang.

Beechmont is one of three mountain communities in the Gold Coast hinterland. The other two are Springbrook and Tamborine Mountain.

When travelling to Beechmont you will drive through rainforest and open pastures. With mountain and ocean views along the way.

For the visitor it has three cafes, small general store, picnic areas, bushwalking, paragliding, horse riding and a monthly market.

For the locals the town has an excellent school, a great community hall, sporting fields, tennis courts and mobile library. And several community groups including Landcare.

Beechmont is the place to be!! So close to the Gold Coast but with the opportunity to live on acreage. Surrounded by farmland and forest. With new infrastructure including three new bridges and upgraded roads to make you drive home even more pleasurable.

A family-friendly town in the Gold Coast Hinterland. Beechmont consists of beautiful open farm land, amazing natural parks and stunning views to the coast and ocean. It has an excellent school, sporting facilities, community hall and and several cafes. And of course easy access to Lamington Nation Park. A beautiful and relaxing place to live!

Beechmont is a great place to live! With beautiful mountain scenery and ocean views. The town has friendly locals, a great school, several cafes, sporting fields, community hall and surrounded by nature! All this is within an easy drive to Canungra, Nerang and Tamborine Mountain! And don't forget that Lamington National Park and Binna Burra are at your back door!

Beechmont is a rural area with only one road which accesses the area. Constantly this road has landslips because it is very steep in parts and the rainfall can be torrential at times. Long waiting times for traffic up and down the mountain when it is being constantly repaired. Also noisy motorbike gangs ride in groups early morning over weekends which destroys the peace and quiet of the area.
There are a group of people who report their neighbours constantly to the city council. Unfortunately this has happened to many people so the area is not good for owners, investors or renters. Also value of land and housing doesn’t increase much. Renters don’t stay here for long because of the lack of shops, bus service, tradespeople and no nearby high school. The 3 cafes on the mountain close very early and the road is too difficult to traverse at night so most people stay at home in the evenings.
There is one real estate agency and many renters and sellers complain about their service. Houses are often priced too high and remain on the market for months, even years. Sellers eventually get so desperate that they sell below the rate they bought their property for given the many improvements made. Be warned that there is no town water connected so most people have to spend money to buy extra rain water tanks. Also no sewage connected so costly septic tanks which need to be cleaned out sometimes or replaced which can cost tens of thousands.
Also the army has large tracts of land which you can sometimes hear shots being fired.
The only primary school although good, struggles with its rolls so there is always the threat that it will close down one day. There is no high school on the mountain. A school bus travels to Nerang high school.
Being a small community, people can be very judgemental and small minded. Try to invest in the area and start a successful business. Before long you too may be reported to the local council as some past and present businesses have found.
So while Beechmont appears very beautiful, it has so many challenges that people need to be warned about.

Whatever the temperature is on the Gold Coast, deduct 4 - 5C for Beechmont Plateau. Lower humidity and temperatures make even mid-summer nights quite bearable. The volcanic soil is fantastic for growing anything at all - fruit trees, most vegetables and most landscaping plants. Avocadoes, Macadamia and Citrus trees all thrive in the sunny crisp cooler atmosphere.

Being surrounded by large tracts of native bush many native birds call Beechmont home. Lorikeets, Rosellas, Black Cockatoos, Sulphur Cresteds, King Parrots, Whip Birds, Wompoo Pigeons and many many others can be heard and/or seen if you care to put in some native nectar plants or berry trees in your yard for them to visit. With your own tank water storage and on-sitewaste treatment systems you can manage very well provided you put in adequate water storage. Rainfall is between 1000 to 1600 mm a year on average and is pretty reliable. We put in 2 X 45,000 litre water tanks and have never run out since they were both filled during one wet Spring several years ago.

You have the benefits of living in the country with all the shops and services you want at the bottom of the mountain some 30 to 45 minutes drive away. I take the beautiful scenic drive each day to work on the Gold Coast. And as long as you plan your household supplies purchases intelligently you don't miss not having a shopping centre handy.

We made 'the change' to Beechmont and haven't looked back. Everything we love about the coast is still accessible, and everything that drove us nuts has been left behind. Great community spirit, plenty of sports and hobby groups with playground, playing fields and national park at your doorstep. A quick trip along Beechmont road to the retail therapy heartland.

The school rates a mention as one of the highest performing in Queensland. Something we have experienced firsthand only recently.

Sundays can get a bit busy on the main road - its a popular route for motorcycle groups. And it took a little getting used to being on tank water.

All in all, a top spot. :)

Scenic Numinbah Valley, home of the Natural Bridge, still retains the peaceful natural atmosphere that was evident when the Valley was first discovered over a century ago. Timber cutting was the original industry and slowly converted to dairying after the supply of millable timber ran out. Since the recent decline in the Valley of the dairy industry, dairy farmers have been replaced by city families. Seeking a rural retreat and people involved in the horse industry looking for land to establish their specialized field.

The pristine Valley, while a recognized tourist attraction, offers a true village lifestyle complete with its own rustic general store and café and small country school. It seems that time has stood still, which adds to the natural beauty the Valley has to offer. Shopping, banks, medical services and high school are just twenty-five minutes away at Nerang. A school bus operates in the area.

Binna Burra is only 10 minutes drive from the quiet town of Beechmont in the Gold Coast hinterland. There is a lovely tourist information centre as you drive in and with it a lovely cafe/restaurant. Binna Burra is mostly National Park and as such, most visitors come for the hiking in the rainforest experience. And what a spectacular experience it is. With towering trees that are well over a hundred years old and wildlife so close that you could touch them (But you don't because it's a no-no.)
After a hike around the well appointed and clearly marked trails, stop in at the cafe and have a refreshing pit stop. It's a great place for families, but not pram friendly.

Lamington National Park is situated in the Gold Coast Hinterland within easy reach of major facilities and Gold Coast beaches... At the southern end of the Scenic Rim, Lamington National Park is part of the Gondwana Rainforests of Australia World Heritage Area and offer some great bushwalking experiences. Starting at Canungra you can visit Binna Burra, Green Mountain and O'Reilly's. Accommodation is available at the lodges at both Binna Burra Mountain Lodge and O’Reilly’s Rainforest Retreat where you can enjoy all the luxuries including organized guided walks and tours, great views and health spas. If you are looking at living near this great area without the coast and hustle and bustle of the coast, look at Canungra for some good land and house bargains.

If you're looking for a quiet and serene place to visit or settle down, Beechmont in the Gold Coast hinterland is the place to go. Approximately 35 minutes from Southport it couldn't be more opposite to it's flashy neighbour. With no infrastructure, no shops and no cafes, it's not a town for social consumers. But if cows and gardens and beautiful views are your thing, then Beechmont is your idea of heaven. There's a great market on once a month and the local primary school is one of the best in the state. Pack a picnic and thermos and it's a great place to chill out and watch the clouds drift by.
