"Definitely agree There's 2 sides of the pipeline..."
Overall, Elizabeth Downs is a very nice and quiet area. There is starting to be some nice trees lining the streets and there continues to be large amounts of green space/ parks in the area. In addition, a lot of new shops have been popping up in the area which makes life convenient. You could definitely raise kids in this area. Locals are by and large friendly. The best part of the area is definitely on the high side of the water pipe near Barrington St/ Top of Campbell Rd all the way back to McKenzie Rd and Burford St. Houses along this section are as a rule nicer than nearby Craigmore which people seem to think is a nicer suburb. There are just a couple of streets which have some issues. These are easily identified by large amounts of semi-detached houses present on them. Despite the perception that Elizabeth is a bad area I have had far less issues here than elsewhere in Adelaide.

I own my home here, over a decade now. My street is mostly retirees. Never had any issues personally. Houses are affordable and the land you can get is sizeable compared to new blocks. I've lived in the North, namely Elizabeth, all of my life! And I wouldn't live anywhere else. Roads and traffic are less congested, layout is good.

"50 years"
Lived in Elizabeth Downs for 50 years. Went Elizabeth High my siblings went to Elizabeth Downs Primary. Brought my home from my mother after my father died and raised my own child here, Neighbours have changted over that time mostly quiet and considerate.

"An affordable family area.."
Elizabeth Downs is a lovely place to live. Over 60% of all homes are owner occupied. There are new developments happening in surrounding areas, driving families into the Playford region which has increased the family friendly events. The local parks and playgrounds are beautiful and are a great place to take the children and walk the dog.
The homes are very affordable, some homes have the added bonus of mains gas available however others do not. Bordering both Blakeview and Craigmore, it is the known as the easiest way to get into a great neighbourhood.

"Multicultural Mess"
Elizabeth Downs is a very multicultural area with lots of families with young children. Unemployment is high. A majority of families struggle to make ends meet with very low incomes. There aren't enough social resources to deal with the problems. As a result there is also a significant problem with crime in the area.
