"Great Suburb"

Hampstead Gardens has changed significantly in the last few years, with alot of gentrification taking place. It is very close to the city in the inner north east of Adelaide. Public transport is good and it has all facilities close by.

"A great place for anyone."

Always been a bit of an unknown suburb. I live near Manoora Street, and benefit from the oval, tennis courts, playground, local shops, accessible transport, choice of public and private schools. It's only a matter of time before all of the old timber frame homes will go and make way for new housing. The unfortunate thing is that investors seem to be lacking in any sort of flair for design and the new houses are invariably of the same design and look stark and cold. All existing trees are mowed down and blocks cleared, but it seems that new owners don't bother to replace the trees, which changes the streetscape and makes what could be a lovely suburb turn into a somewhat cheerless and uninteresting suburb. Cheers to those who have the initiative to not succumb to the dreadfully boring house designs, and who bother to plant some trees!

"Hampstead Gardens. A rapidly changing suburb"

Hampstead Gardens is a rapidly evolving suburb which is mainly due to wide spread gentrification taking place. The North Eastern corner in particular has seen significant redevelopment with approximately a quarter of all old housing stock turned into premium modern living houses with in the last three years.

The impetus behind the change is partly due the previous housing boom which triggered a price tipping point in the market where it was more economical to demolish and rebuild. Another contributing factor has been the development of Lightsview Estate and the subsequent speculators looking to neighboring suburbs for diamonds in the rough.

Curiously, this gentrification has only had a small effect on house prices as most of the redeveloped stock hasn't hit the market as yet. (Bargains to be had). The big effect I’ve seen due to gentrification has been the rapid change in the demographic. All of a sudden the bogans disappeared and the jet set moved in.

There is nothing slow about this change and I don’t see it abating soon. Other things to note if you are looking at moving into the area is it is serviced by amenities in every direction, there are parks and schools aplenty. We have two young children and we have had our pick of several child care centers.

A lot of the shops, restaurants and general conveniences have also been recently rebuilt or renovated too. The medical centre on Poole, the Green acres shopping complex upgrades, The Charminar restaurant (best curry in town!!!!) etc

Check it out its pretty cool place to live

Oh almost forgot to mention. Its five minutes to the city

PS: I live on Orlando Avenue.(written 30-04-10)

"Some potential but it needs a lot of work."

Good location, good shops and good public transport. But it is an ugly ugly area. Old trust homes and some badly planned courtyard homes on split blocks..

There is a bit to like about Greenacres, the location is the main one. It really is close to the city. Could be a 10 minute trip in.

There are some good takeaways around and the shops are the best collection in the immediate area. There are also schools and parks close by.

Despite its good points there are too many old wood trust homes that have been poorly maintained and the lawns don't get mowed. For the most part it’s as though nobody has any pride in their home. It doesn't feel overly safe and there are too often domestics spilling onto the street.

I think an elderly population live in the older homes but keen eyed developers are buying up the older places and building some terrific new homes. In my time living there domestic problems were never a problem, but i may have been lucky. Find it a great place to raise a family. So close to the city and reasonably priced, remember that it's not Unley Park, but it's affordable for families and a great sense of community.
