"Close to everything, Lots of Greenery"
Have a house here and eat at the local restaurants, quite a few redevelopments happening that is revitalising the area ala Willetton.
Already has mini shopping centre, a delicatessen, pub and chemist, etc, close to some major roads, Carousel and not far from the CBD.
Property values looks they have climbed higher than other areas over the last couple of decades.
Lots of nice parks and greenery to take in and enjoy throughout the seasons.

Recently purchased home 6 months ago, gradually renovating, great neighbours, quiet street, close to everything you could need. Very happy with buying in Langford. Not selling ever. Here to stay.

Langford is one of WA's best South-East Suburbs! It contains lots of Fast Food Eateries at the Spencer Village & at the Riverton Forum, it also has very nice Schooling options & lots of Parks & Reserves & is close to Carousel!

"Looking to buy back in :)"
I've been out of Langford just over a year and currently at finance for another property back there. It is so central to everywhere, kids love it, close to good shopping areas and Roe Highway. Not far from Midland, Fremantle, City, Armadale and Kwinana Freeway. Underated.

"Undervalued Compared to Neighbouring Suburbs"
Stayed here for 1.5 years now and no complains. Close enough to supermarkets & eating places with carousel a big drawcard. Havnt had any issue with crime. Checking crime statistics in community newspapers shows its actually becoming much safer than other nearby areas. Still pretty close to city but with an affordable price tag.

"Happy"
One of my friends recently moved to Langford. She wasn't to sure about the area as it did have a not to good rep 6 or so yrs ago. They decided to move as it is central and a more affordable suburb close to the city. The street where they live is very very quiet, neighbours are friendly and houses are well maintained and tidy and safe. I think she has made a good decision in choosing Langford.

"Quiet & Affordable"
Langford is emerging as a great family area with a mix of new and old homes, most at a great price. There's afew parks in the area and a great shopping complex 5 mins away, with the cbd not too far and public transport 10 mins away. Generally a neat and tidy low cost area, suitable to young growing families.

"Quiet family neighbourhood, has changed over the years.."
Langford didn't have a good rep around 6 years ago, but newly built homes in many areas of langford has changed the look and feel of the area. Very close to shops (carousel) 5 min drive. Good maintained parks/play areas. We have been living in langford for 5 years with no problems at all.
Suits couples, families, really anyone!

"Its not the same Langford it once was!"
We purchased our home in View Ave, Langford about 9 years ago and have seen the suburb change quite dramatically. Unfortunately, there are still the yobbos that hoon down our street, which is adjacent to a Primary School, but overall, we're quite happy in our home.

"Meyrick way Langford"
Langford is only the suburb left which is affordable and surrounded by good and growing suburbs. Rents are good, 5% return is still achievable for investment property. A lot of properties are in the market and median price is going up. So good suburb for investment.

Last review I wrote in 2009, reviewing it after 10 months. We bought 22, Meyrick way, Langford. Very quite and safe street, Nice and cheerful people in neighbourhood, Do not hear fighting, arguing so I think it is a good neighbourhood to live in.
Rent are growing that means this area is in high demand. School and park and shopping complex are close to Meyrick way. So we are happy and satisfied with our new purchase.
Back again for update my previous post. We bought our second property in Langford. Perth market is very quite but Langford is improving.
More and more people are looking for affordable houses in Langford. You have schools, Bus services, Cafe, SHopping centre, play grounds. What else you need to raise a family in safe suburb?
Update -- I have stayed in Langford for another year. Great thing is that the suburb has maintaned its value being below the median price of Perth. You have the ability to add value if you buy older house; lots of solar panels have been going up from what i can see. From the outside definitely some older houses done some rendering and reroofing work. Not sure how many people have renovated inside but i suspected quite a bit. Tonnes of flyers from property agents giving free appraisals saying they have lots of willing buyers for Langford area. Might just be trying to get business though. Chicken treat opened in Langford village albeit being only a small store. Still have no issue with crime which i am very thankful for. All in all still think pricing is good and now with some streets recently rezoned surely the number of new houses will increase in the suburb in addition to gentrification potential.
