"Rapid Growth Suburb !!"
I am an Investor of 25 years round Adelaide and my search has led me to Lewiston. ONLY reason I am extremely bullish is that the Expressway is ready , Adelaide -Lewiston commute is only 25 minutes and brand new suburb of Riverlea (round the corner) is developing insanely FAST. The acreages in Lewiston are huge compared to the money you'd spend for a tiny block at Riverlea. This would be a Millionaires club area very quickly! A mix of country and urban living at its finest! "Upcoming and booming Suburb"
Lived here all my life and can say one of the best kept secrets anywhere close to Adelaide. Massive blocks, large quality houses and relatively quiet is what describes Lewiston. In close proximity under 10kms is the upcoming new suburb of Riverlea where 40,000 new residents will move in the next 5-8 years. What we had missing before are all being built now- Express Roads, International Schools, bike tracks, waterways, play areas, shopping center and the lot. A mix of modern & rural living!

"Dont buy here if you want decent internet via the phone lines"
Telstra refuses to upgrade the phone lines and while the Gawler river exchange has ADSL, we cannot get it in the majority of phone lines in the suburb. Therefore Telstra magnanimously offers us WIRELESS and SATELLITE at twice the cost, gee thanks for that
Local government in Mallala is far away and is concerned with the township and not so much in the outlying areas. However having said that they are GREAT for the dog breeders in the area. WELL DONE for that. But dont collect too much garbage as the collection is only once a fortnight. There is also no access to Bolivar water for the average block even tho it is there, right across the road from us.
Quiet unless the foxes make all the dogs bark which means if you dont like dogs...stay away please
Access to Virginia as long as the ford isnt under water, if it is then it means an extra 5 ks drive.

"Lots of space and fresh air, quiet and safe, but quite expensive."
Quiet and leafy, and plenty of reserves to explore on foot, bike or horseback, Lewiston is perfect for families who want space for kids to run around in, or for animal lovers who have horses or breeders who need space for larger setups. Lewiston is also zoned as animal husbandry.
Lewiston is located between Two Wells, Angle Vale and Gawler, with each offering schools, shops and entertainment, so there is ample choice for whatever it is you need. There are no public transport options available, but school buses for each town do cover Lewiston.
Lewiston's mobile and internet services have improved greatly in the last few years, and free-to-air tv has a clear reception.
Council rates are quite expensive, however, the council does very well in maintaining roads and looking after its ratepayers. It also should be noted there is no mains gas supply in Lewiston, and properties have standalone septic systems. Also from experience, Lewiston does not often have power blackouts, other than those caused by severe weather, but are very uncommon.
It can get quite hot in Lewiston during summer, and occaisionally (but very rarely) large dust storms roll in from the north as there is endless farmland in that direction.
Generally Lewiston is very quiet but occaisionally someone will be riding motorbikes or other noisy vehicles around the space in their backyards. Traffic is not usually a problem, although is very busy at peak periods either side of school time and the commuting.
If you can afford to live at Lewiston, it is a great place to be. Property values have steadily risen, and resale value is very good. A vacant lot of 2.5 acres starts around $200k, with established homes on them in the $400k+ range. Neighbours are far enough away to allow plenty of privacy, but still close enough to maintain good neighbourly contact.

Nice area, not too far from Adelaide... Kids love it here, lots of fresh air & room for them to run wild Free Gov. School buses avail in the area. Great for star gazing too ..;-)
On average 2 deg hotter than Adel in the summer, & colder in the winter .. & it gets a bit windy out here, so everything outside needs to be well built ... !!
The local shops are approx 10 k's / mins away .. so you need to make sure you have plenty of bread & milk in stock... lol
