I have had bad experience renting in other suburbs of Townsville but finally found the best one which is in a close proximity to the CBD
Mount Louisa is a good suburb due to being quiet, convenient, safe, flood free and has good views of the hill

"Amazing views"
A lot of the blocks at Mt Louisa are elevated and have views to die for, they are so beautiful. It is very close to all amenities and the freeway into the CBD and beach side areas.

"The worst place in Townsville"
If you don't want to hear jets flying over your house at 6 am in the morning or dogs barking at 3 am in the morning then don't live here.

Better to live on the mountain side rather than closer to bayswater rd. there is a small shopping center with all amenities and also close to major outlets not far by. quick access to the highway to the north.
I've lived most my life on the eastern side of the city and find it a little annoying when in traffic, (if you call townsville traffic "busy") if you are from a major city it is nothing. found my car insurance increasing very slightly like 14 dollars p/a. Good for new families but might be a bit boring for teenagers and bit far from social hotspots and hang-outs. The night life ie. clubs are in the city and cost 30-50 dollars for a taxi on a saturday night with no public transport late night. Only one decent pub around 2-3 kms called the avenue. But there is a few working class pubs like the dalrymple hotel which is overpriced for an average dinner but not bad for lunch.
Overall it isn't a bad place to live. There are better places for middle class to wealthy people ie. hermit park, mundingburra, rosslea,pimlico, mysterton, idalia some parts of south townsville, wuguru and railway estate. (depending on flood water levels and obtaining home insurance) Places to avoid; Garbutt, heatley, vincent, some parts of kirwan (but is a big suburb so basically stay to the west side roughly), kelso, condon, rasmussen and some parts of aietkinvale.

- Little further from the city
- Crime, theft, side swipe and hit my car overnight and i had to pay excess
- Far from the hospital, Uni, army barracks and Port

"Best ever in Townsville!"
Mount Louisa is the Best place to live in Townsville beacuse there is everything close by! There is the Townsville CBD, Airport & heaps of Shops & Schools!
Mount Louisa is my first preference to live in Townsville!

Situated perfectly offering easy access to Major Shopping Centers, Willows, Castletown, Myers,The City Heart, Royal Australian Airforce Base, Airport all within 10 minutes. The Kirwan side of Mount Louisa is geographically the center of Townsville.
Presently this suburb is divided with "Greenview & Liberty Rise Estates " at the end of Kirwan a select position offering a very quiet quality location to live, building in the area is progressing around the hillside.
On the coastline side of the mountain is "Crestbrook" quality homes continuing to be built up and around the mountainside. Jaskyl Place, Parklands & Ocean Breeze Estate are newly developed offering quality affordable living, development is continuing around the mountain joining to a future Estate Cosgrove and Greater Ascot.
Mount Louisa hillside properties offer views of the ranges, or the coastline all with wonderful evening city lights shows.
A suburb offering a lot of development and central to everything, presently the only school in the suburb is the very popular Calvary Christian College (primary & secondary), close by is Currajong Primary, Heatley Secondary, the future planning suggests mores schools will be built in the suburb.
Convenience stores, medical centre and childcare facilities are in place.
A light industrial area offers employment and convenience.
Mount Louisa certainly offers a lot and so conveniently placed to everything.

"Excellent investment potential"
I bought my 2nd investment property in Mount Louisa in February 2007 for $337,000.
Bank valuation last week was $425,000.
Steady capital growth, let down a little by the GFC. But I think there is a lot of room for growth in the future as it is a sort after area. Now is the time to buy.
Mount Louisa is a "middle-point" so to speak. A lot of beautiful new estates there and all are close proximity to everything.
Traffic can get a little busy towards 4-6pm, otherwise it constantly flows nicely throughout the day.
Plenty of shopping, parks, schools in the area. Again, a very popular area which will be very sort after in the future.
At the rate Townsville is growing, its a perfect time to add a property in Mount Louisa to your portfolio or let it be a GREAT place to raise your family.
