"Vibrant, Safe and Overall Great Suburb to Live"

Since coming to Perth I have lived in a few suburbs over the years - the majority North of the River and none thus far compare to Subiaco. It's vibrant, tight knit, safe and overall a great suburb to live in.

Looking for a home in Subiaco?

"Development has ruined it"

Subi was once a great suburb, but it has since changed into a dull lifeless place. Yet it is still very expensive.

"Subi's great but not for all."

Subiaco is one of the reasons Perth is such a great city. It's vibrant but not overwhelming, has beautiful parks and gardens (Lake Juilbup), some of the best dining and night life in Perth. Only a few minutes by train to the city, ten minutes drive to the beach or river. Subiaco pays the price for popularity, with parking in and around Rokeby Rd difficult and traffic heavy at peak times and if the footy is on at Subi Oval. With a few billion dollars being spent on world-class hospital facilities nearby, if medical treatment is high on your list, Subiaco is perfect. But Subi is expensive to buy or rent, you won't get much change out of a million bucks for any three bedroom home.

Great for

  • Great choice of restaurants and bars
  • Relaxing - doesn't feel like you're right next to the city
  • Saves you huge amounts of time & money when travelling to/from work
  • Short walk to shops/dinner/transport

Not great for

  • Prices are severely over-valued
  • Traffic generally slow on Loftus & north end of Rokeby at peak hour
  • Traffic from AFL

"Safe and clean"

Clean and safe, lived there for 4 years without any security issues. People are quiet (except for the odd party) and generally keep to themselves most of the time. Council is decent, as soon as a complaint is made about something, they are on it straight away. So close to the city, but generally such a peaceful area with beautiful housing.
The only cons I have are to do with the nightlife and certain bars/clubs potentially over-serving patrons - so many times I have driven down Hay St on a Saturday night and have had to swerve around drunken men and women literally throwing themselves into traffic, usually trying to wave down a taxi (and we know how difficult taxis are to come by in Perth after dark), but sometimes they just do it for a laugh. So for this reason, I recommend taking Bagot Rd instead of Hay St on Saturday nights.
Another disruption is the Subi Oval. The football itself isn't the problem, it's the traffic it causes, as well as the parking issues at local shopping centres.
So - living in Subi is tops... you just have to have a bit of patience with the 'attractions'... the positive definitely outweighs the negative.

Great for

  • Picturesque housing and gardens
  • Clean and safe streets
  • Friendly and quiet neighbours
  • Great choice of restaurants and bars
  • Relaxing - doesn't feel like you're right next to the city
  • Saves you huge amounts of time & money when travelling to/from work
  • Short walk to shops/dinner/transport

Not great for

  • Traffic from AFL
  • Drunk people on Hay St & Rokeby Rd on Fri/Sat nights
  • Concert noise
  • Nowhere to park for visitors
  • Prices are severely over-valued
  • Roads are small/narrow
  • Traffic generally slow on Loftus & north end of Rokeby at peak hour

"Expensive old suburb"

I've been looking around Subi lately and bleeding hell, the houses are old and expensive! 4 bedroom, 2 bathroom, 1 storey houses are upward of 1.5million with tiny gardens! Of course, Subi is a well-known area and been around for a long time, but geez, the houses are older than my mum and some older than my grandma. They're severely overpriced. The only good thing about Subi is that it's close to the city, that's it.

If you've got money to blow and waste away, get a house in this suburb, money down the gurgler I reckon.

If you want a 5 bedroom, 2/3 bathroom, newer, double storey house that's less than 1.5million that has ocean views (unlike Subi), I recommend Hillaries, Mindarie or Quinns Rocks suburbs. You get more value from your money.

Not great for

  • Prices are severely over-valued
  • Roads are small/narrow
  • Nowhere to park for visitors

Horses for courses, you either live in Subi for the lifestyle and coffee or the quick commute, or you live in Hillaries for the beach and long summer days.

"Wonderful balance of leafy urban chic right on city's doorstep"

Having lived in St.Kilda Melbourne and Soho London, the Perth equivalent has to be Subiaco. Whilst it's on a much smaller scale, Subiaco is a thriving community mix of rich, poor, students, artists, geniune bohemians and wannabes. It has unbeatable access to great parks, cafes, galleries, theatres, shopping etc. 10mins to the pristine Indian Ocean, 5mins to the CBD..you can't go wrong!

"#1"

I'm a 27 year old Melbourne boy and have lived in Subiaco for the past 2 years. I've seen many, many suburbs in Melbourne along with many suburbs during my time in Perth and Subiaco ranks at number 1 for me. It's super clean - I'm always seeing the Subi council doing work and maintaining the lovely parks, you're close to the City - and a walk to the pubs and cafes on Rokeby road and Lords fitness club is a friendly and fun place!
The parks are a real winner for me, the Subi centro park is an absolute sanctuary. It's got the beautiful large pond for the ducks and the dog exercise area where the cute little dogs have their daily catch-ups. To sum it up; the parks have doggy poop bags - not too many suburbs use this initiative to keep the place clean and tidy!
