"10 minutes from everywhere"
Zetland is a great place to live. Close to the city, eastern suburbs and beaches. Only 1 train stop to central. East village shopping centre very close by for convenience . Very safe and clean . Love the lifestyle here.

"Great Modern Living Vibe for CBD Employee"
I had been living in Zetland for 1.5year when my job is in CBD. I missed the good time living there:
1. Green Environment - the modern apartments are well blended with the delicately planned landscape greenery, several small parks just within a few steps away, streets are clean, wide and comfortable. Comparing to the cluster of apartment in Wolli Creek, Rhodes, I would say Zetland is definitively at another level. Oh, if you don't know, Moore Park and Centennial Park are in vicinity.
2. Transport - Bus stop is just down stairs of my apartment on Joynton Avenue (M20 and 343, peak hour 15-20min to CBD office door to door). Stroll to train station Greensquare T8. Cycle lane is my favorite! I ride almost everyday, so much fun and safe because dedicated cycle lane was planned 70% of the route.
3. Young community - and wealthy. Look at the garage - Maserati, Mustang, M3... All are the young (and wealthy) people favorite. Quite a number of students, close to UNSW or Sydney U.
4. Local shopping and dinning options are a bit limited - although East Village and Moore Park Supa Centre meet 80% of needs. As I was working in CBD, the remaining 20% can be easily handled in city or Waterloo or Surry Hills. And it's so much fun to ride my bicycle to explore around.
Unexpectedly, my job was relocated to North Shore, so I moved again. Some has hesitation on apartment living, but from my own experience, I wish I could continue living there in Zetland.

"Growing suburb and so close to everything"
I have previously lived and worked within Zetland since 2012. A lot has changed in that short time and it continues to grow for the better. With the addition of East Village Shopping Center in 2014 has brought life to the suburb. With Coles , multiple cafes, fantastic restaurants and the ever popular Virgin Active gym, it is the focal point of the suburb. Another great aspect about the suburb is the location. You are only 10 minutes drive into the city, 10 minutes drive to the airport and maybe 15 minutes drive to the beach. Its quite central to everything!!
There is set to be a lot more apartment being completed around the Green Square section of the area but the area around Victoria Park is essentially complete. Yes, the area is high density, however; this is the way the world is moving and with the added infrastructure, it is becoming a great place to live

"Noisy, crowded suburb."
Close to the ED means it will be much noisier than other suburbs, not just the traffic, people live in here tend to be night owls too. When I lived here, I heard someone singing songs at 4am, I heard people upstairs banging stuff until 5am. If you are a light sleeper, don't live here.

"A happy owner..."
I bought a unit 3 years ago and was happily living here since then. Zetland is close to everywhere, for example, it only takes 20 minutes to Hurstville or Chatswood, 15 minutes drive to CBD , and 20 minutes to Coogee beach. If you work in the city, you have the option of bus or train. However, the traffic congestion in the morning can lead the travel time to be as bad as 40 minutes.
There are 2 decent size park in this area so I can see residents taking their pets for jogging at night. Overall the suburb provides a good balance between business and leisure.

"Apartments are the way at Zetland"
Zetland has changed of the years from being a lagoon and swamp that was drained in the 1900s to make way for a privately own racecourse to were cars were made in the late 1940s until the 1970s
After that the Australian government acquired the land and use it as a Navel stores.
It has now been redeveloped in to high density housing with lots on new apartments and green areas.
There are still terrace houses in the area with Tilford Street being one of the nicest.
It is close to the CBD and eastern suburbs and close to the Sydney airport.
The area has some small cafes and restaurants and you can find a car park with about 4 hour parking.
The area is a favourite with couples without children and work as professionals.
If you want to be close to the Sydney CBD but be in a quiet and leafy area then I would look at Zetland.

"The truth about Zetland"
Ok, here's the deal about Zetland from someone that's done tonnes of Sydney research on it and lived all over the Eastern Suburbs. By June 2014, Zetland will be in Australia's top ten vibrant, modern, young and safe hubs to live (massive call) - so get in and buy now because you will only gain on your investment. Closness to the city is the key here and you're not all that far from the beaches either - circa 5 k's to city and beach. It's incredibly safe and very, very modern. A $300 million super market development is being built at East Village on Defries Avenue, which will be one of the most modern Coles in Australia.
Now, here's the problem. There is a fairly large building site so you need to be patient, but once completed, this place will be really cool. You're near Surry Hills for great bars, motorway access if you want to go West or North, close to Airport, good city bus lines, train lines, close to lot's of great cafes i.e Dank St, Waterloo, Surry Hills, Grounds in Alexandria etc, etc and Supermarkets. It's an 18 buck cab ride into the CBD. If you look at the alternative suburbs in Sydney, you will not get a better deal without paying way overs.
Do you really want to pay 700 to 750k for a 2 bedder in Bondi that was built in the early seventies with Backpackers using all the parking spaces ??

"What a nightmare. I live in a unit in the 'nest' apartment on the 6th floor."
Unfortunately, the unit I currently rent is on the edge of the building & construction of the largest complex has just begun. I am pregnant & have chosen to move out of my unit from my husband & live with my sister in Canberra due to the construction noise. It is unbearable. The truck reversing beeps start 5 days a week @ 0630 & the noise just gets worse from there. And the dust is crazy. We can't sit on the balcony because of it.
AVOID at all costs if you are home during working hours. The one & only lift in the complext breaks down all the time & if you park for more than 4 hours on the street, you WILL get a parking ticket.
Our letterbox was broken into twice & my husbands credit card stollen & $3200 charged to it. Nightmare... Avoid this hellish noisy suburb.

"Close to everything"
Zetland and Victoria Park in particular is a great inner Sydney suburb to live in. It really is pretty much central to most things - including being only 1 stop to Central Station from the nearby Green Square station.
Some of the more recent apartments can be small in size, but the older ones from Phase 1 or 2 of Victoria Park are great, spacious and low rise. Those facing Joynton Avenue look out onto a street lined with beautiful fig trees.
The area has 2 restaurants (Pizza & Thai) ; a bottle shop and 4 cafes including one of Sydney's best - Allpress on Epsom Road; and a couple of convenience stores. Also located in Victoria Park is a Medial Centre & a Dentist. Plus the Moore Park Supacentre is a 5 minute walk on the other side of South Dowling Street.
Nearby Elizabeth Street has an art gallery and the local pub , the Zetland Hotel, which has a beer garden.
A new shopping centre called "East Village" is under construction and is expected to open in 2013.
There are 5 parks in the area that offer facilities such as BBQ & picnic areas, children's playgrounds, community vege patches, toilets, basketball courts, off leash areas for dogs, water features, a kiosk for hire and covered areas.
Victoria Park also has real estate agents, a Library and the City of Sydney Green Square neighbourhood office. The closet school is the Green Square Public School.

"Noisy with no soul"
I dont recommend Zetland. Having lived here for 3+ years I am moving out.
Apartments are overpriced and tiny. Noisy neighbours and constant traffic noise is what you get around here. The construction here is taking off good if you like noise. Zetland (especially Victoria Park) is getting crowded and the traffic is getting worse and worse. Save your sanity and look elsewhere.
For families with children, there are no schools around this area.

"Lots of potential"
While I do agree with people on the noise level if you are living in the apartments next to the Freeway. However the other areas of Zetland are loaded with potentials, if you read the Green Square plans on the City Council website, the government is funding over 1 Billion dollars to build infrastructures such as town centres, light rails, additional bus routes in the future to boost jobs, transportation, shopping and entertainment in the area. If I'm not wrong, Payce is also building a shopping plaza in the middle of Zetland, next to Meriton's VSQ-North development. Zetland is also at a centre-point of 3 great universities (UNSW, USyd and UTS) and less than 10 mins drive to the beach... then you have 2 golf coarses next door, Moore Park Supacentre, Taylor's College... etc you name it! Rental potentials & resale value in the area is looking to be very high in the short future, so I highly recommend this area, even for investors!

"Cheaper than Waterloo, but noisy, trafficky, with tons and tons of construction"
Zetland is a beautiful area, it is cheaper than surrounding suburbs, and if you can stand the CONSTANT sound of traffic, and the constant sound of all the new construction going on (6 days a week starting at about 5:30am,) then you will love it here.
It's close to the city, but it feels kind of dead as there is no major shopping center, no real cafes or restaurants, and no entertainment. The city is just a ten minute drive, or a 15 minute busride, and the Coles in Waterloo is very close. I think Zetland would be the place for you if you don't mind living in a somewhat crowded place with not much to offer, but that is cheaper than Waterloo or Surry Hills with more modern developments. If you are looking for peace and quiet (as I was,) you are better off moving a bit south to Rosebery, where units are cheaper, and there is not as much construction, and most of the units are further away from the highway.

New constructions come from re-zoning of the lands, Zetland used to be light industrial area, which is later re-zoned by council's to allow constructions of residential buildings. In the present I do agree with all the construction noise going on, especially if you are living in apartments next to the building sites. but give it another 2-3 years, this area will boom like no other. My recommendation: if you own properties in the area, rent them out for now and come back later to enjoy the peace. ;)
"Booming little known suburb that will benefit greatly from Green Square Development"
I moved here from other part of Eastern Suburbs 2 years ago and haven't looked back. I was told at the time I was overpaying for the property but it was just great value compared to what I could get elsewhere. You can buy a great federation terrace here for about 40% of the cost in nearby Surry Hills and about 25% of Woollahra. But it's just nearby. I can drive to the city in 10 minutes and can be in Centennial Park in about 15 minutes. There are bike tracks just nearby and plenty of cool restaurants and cafes 5 mintues away in Danks Street. If you like outlet shopping its right next to Alexandria and you can shop your heart out. Green Square train station is just two streets away - making it a breeze to get to the Airport, to the city, or into Olmpic Stadium for big games. Green Square will introduce enormous amenity to the neighbourhood with the introduction of more public space, parkland, grocery stores, cinemas and quality restaurants and retail. Many of the local homes are unrenovated right now - but this is rapidly changing. The locals are lovely here and there doesn't appear to be many of the social problems like neighbouring suburbs Waterloo and Redfern which have the public housing estates.

"Nice heritage feel"
Zetland is one of those suburbs that you really do not want to see getting overly developed as it has this nice and old heritage feel to it. There are plenty of heritage terrace houses here. I have a friend who has lived in one these houses. It has very high ceilings with the bathroom on the outside of the house and bedrooms on the second floor. There is also a ceiling window that protrudes from the roof. Property prices here has sky rocketed over recent years and because of it's proximity to the city, many people like living here. It is serviced well by buses and obviously very close to the airport and the city. It is also a good proximity to both University of Sydney and University of New South Wales if you happen to still be studying.
Green Square wont be built for another 20 years or so! They have been planning and saying that they will build for over 10 years now. Most of the original developers have sold their lots and moved on due to frustrations due to the slow progress of Sydney City Council.
