any info on price fluctuations, noise, extra fees and access without a car would be helpful if anyone has advice, a friend bought what we thought was a sure fire apartment in surfers and now finds the valuation down even though his location is amazing 

Any advice on buying an apartment - main beach versus surfers?

Acanthus Ave is one of the most sought after streets in Burleigh due to its proximity to James Street, the beach, shopping, transport, schools, day care and the many restaurants and cafes on offer. The homes range from $1.5 million dollar mansions to quaint brick and tile homes in the $500,000 range, some of these homes border Burleigh Lake and encompass expansive water views. 
Property sells extremely quick when it hits the market with people constantly looking for the opportunity to have the exclusive Acanthus Ave as their address. You can not go wrong purchasing in this street as is one of the most desired streets in the 'Burleigh Pocket' and will always remain so.

Burleigh Waters is one of those suburbs that truly does have it all. It is a very relaxed place to live with it's own 'village' feel that it's residents embrace. Many of the local residents have moved from varying places, but one thing in common is that almost all of them will not move from the Burleigh area again, people really do love it that much.

Burleigh Waters - On The Move

Jabiru Ave is a street of approx 90 homes which is a mix of elder untouched homes, fully renovated homes, and handful of relatively new homes. It is only 1.5km away from James Street and Burleigh Beach. It has a beautiful park and a corner store for your convenience. Some of the lake front homes have in my opinion have the best waterfront views in Burleigh Waters.

It is more sophisticated than Surfers Paradise and is embraced by the locals of the Gold Coast as it is away from the main tourist strip yet provides a great night life and more refined atmosphere.

If you are coming to the Gold Coast, Broadbeach is a must to visit.
