"Old Alfie is Genuinely Fabulous!"
I sincerely love life in Old Alfredton. The location is excellent and the light often seems golden. I've previously lived in Ball. Central, East Ball., Lake Wendouree, and nearby Learmonth, since leaving Melbourne 20 years ago.
The enormous Victoria Park is an easy walk away, as is Lake Wendouree, and the massive gym and aquatic centre. Ballarat HS is arguably the best public secondary school in Western Victoria.
The Arch Cafe is gorgeous. Aldi & Chemist Warehouse are a 5 min walk away. There's Cellarbrations where the staff are lovely, an Indian Grocery, old-style Butchers, the Park Hotel, plus dental and medical services. The Arch of Victory is iconic, and makes me smile every time I walk or drive past it. Like our own little Arc de Triomphe. It's lighting at night is simply beautiful. The Avenue of Honour, lined with memorial trees, is the longest in Australia.
The sense of community is perfectly balanced - civil and friendly, but not invasive. I've lived here over 4 years, often alone, and it's always felt safe. I also love the mix of architecture from the 1950s onwards - It's got a bit of mid-Century Australian optimism and nostalgia to it. Also, the two 1860s mansions in the old part here are so special. Best of all, it's a just a 5 min drive to Wendouree Train Station to visit Melbourne, or 10 mins drive to the Art Gallery & restaurant/bar precinct of historic Ballarat Central.
There's heaps of great homes here on good sized blocks of 6-700m2 ripe for renovation. Aside from being a bit windy (well, a lot windy!), I can not fault it. When there's fireworks over the lake, I can see them my front yard! It's probably my forever place.

"Amazing place to live."
*5/5 Stars - A Hidden Gem in Ballarat!*
My husband and I have had the absolute pleasure of calling Alfredton home for over three years now, and we can't rave enough about this beautiful suburb! After relocating from Skipton Street in Ballarat Central, which didn't quite feel as secure, we've found Alfredton to be a breath of fresh air.
*Convenience at its finest*
Alfredton is nestled conveniently close to essential amenities:
- Supermarkets (Coles, Woolworths, and Aldi)
- Bakeries ( Emma’s Bakery , Golden Nugget )
- Chemist Warehouse
- Wendouree Performing Arts Centre
- Local shopping centre (with post office, banks, and various shops)
*Nature's Haven*
The area boasts stunning parks and gardens, making it perfect for outdoor enthusiasts:
- Victoria Park (walking trails, playgrounds, and picnic spots)
- Botanical Gardens (beautiful flora, tranquil atmosphere)
- Lake Wendouree (scenic walks, fishing, and water sports)
These natural havens create a serene atmosphere, making Alfredton feel like a tranquil oasis.
*Dining Delights*
Foodies will love the proximity to:
- Restaurants (various cuisines)
- Pubs (cosy atmosphere, live music)
- Takeaway food shops (pizza, Chinese, Indian, and more)
*Safety and Community*
What truly sets Alfredton apart is its sense of safety and community. The neighborhood is filled with friendly locals, and the streets are well-lit and clean. We've never felt uneasy walking around, even at night.
*The Only Downside...*
Ballarat's climate can be quite chilly, with high winds, rain, and extended winters. Be prepared for the cold!
*Our Verdict*
Despite the chilly weather, we absolutely adore Alfredton. Its perfect blend of convenience, natural beauty, and community spirit makes it an ideal place to call home. If you're considering moving to Ballarat, look no further than Alfredton. You won't regret it!
*Highly Recommended*
We give Alfredton a resounding 5/5 stars. Come experience it for yourself – you'll fall in love with this hidden gem!

"One of the regions finest suburbs"
I love Alfredton! It has a great mix of new and old areas within the one suburb. In the older areas you find lovely, wide, leafy streets with larger blocks and an abundance of established family homes. In the newer areas you find many young families and newly weds in their first home. Particularly in "Old Alfredton" you find most of the homes are owner occupied. "Alfredton is one of the best areas in Ballarat"
Alfredton's popularity is not accidental: there's a reason why it has achieved this! But there are two parts of Alfredton to be aware of - 'old' Alfredton, mainly subdivided in the early 20th century and generally ending at the intersection of Cuthbert Rd and Kallioota St/Hume Cres. 'New' Alfredton begins after this junction and ends at Dyson Rd, where Lucas begins.
Both sections of Alfredton are quite pleasant but traffic in the newer parts can be a problem, particularly in the mornings. But compared to traffic problems in Melbourne, the issues in this suburb are quite trivial! It is an easy drive to the centre of Ballarat, and two dedicated bus lines service the suburb: the 15 (Sturt St West) and 18 (Alfredton) lines. It is also possible to catch a 16 (Lake Gardens) bus, but it is only practical if you live in the section of old Alfredton closest to Gillies Street. It is quite feasible that a new bus service may be required to accommodate new residents of Lucas, and therefore run through Alfredton, but this could just mean either the 15 or 18 are modified to run into this new suburb.
Many schools are in easy reach, both public and private. Some of Ballarat's finest secondary schools are a short distance away, including Ballarat High School, Loreto College (all girls), St. Patrick's College (all boys) and Ballarat & Clarendon College (co-ed). Ballarat Grammar School is also in reasonable proximity.
Traffic can be sometimes noisy on Learmonth & Gillie's streets (larger trucks, cattle trucks) but these aren't numerous enough to be a major issue.
Shopping is reasonable in the immediate suburb, with Aldi and some strip shopping located in old Alfredton. The newer part of Alfredton also has some strip shopping, and a newly completed shopping complex (containing a Woolworths and Wilson's Fruit & Vegetables) in Lucas means higher order shopping is not far away.

"Nothing here, not a great neighbourhood"
I just sold a place here. There are very few facilities, just lots of generic new build houses, and very little neighbourly spirit - you will hear bass music thumping through your walls more often than not. Yards tend to be small. There is a nice park area in the middle where kids can play, there are buses to town. If having a brand new shiny house is important to you then this is the place, but if the surrounding neighbourhood matters, I would reconsider.

"Too much demand on services available."
Due to the population growth of Alfredton the schools, kindergartens etc. are at bursting point (if you are able to have your child accepted).
Sporting clubs, scouts etc. unable to cope with the numbers wishing to join.
Traffic conditions very bad, frequent blockages - this has not been helped by further developments.
Need car to attend to medical, shopping etc. needs.
So ... if you are willing to travel for school, sporting, shopping, medical etc. it is O.K.
Alfredton is a great suburb for families.
There are a few different areas of Alfredton. Old Alfredton is particularly popular and consists of older homes and larger blocks . There are a couple of new subdivisions that include smaller blocks and more dense housing. There are great schools and it lies conveniently between the two major shopping centres of DTC and Stockland, and super close to the CBD. Shani Stevens One Agency Ballarat
