"Great Suburb with everything you need and more"
Bought a house here last year after previously living in Rochmond, St.Kilda & Flemington so I was expecting a big change of lifestyle. I heard so many negative things from people (mainly people living in the east) regarding western suburbs. I must say to anyone wanting an honest review, do not listen to anyone who hasn't lived there as you will only get uneducated comments. Firstly I need to say I heard so much about the traffic and how terrible the west is and I can tell you now it is nowhere near as congested as East. Yes if you live in Point Cook/Point Cook Bend it gets congested but if you are in Wyndham Vale, Werribee & Hoppers your traffic time is not worse than the East, that is my opinion from travelling everyday during peak hours I get home way earlier than my colleagues in the East. I find this suburb great overall. You have everything you need. The large Pacifc Werribee shopping centre is just 5 mins drive away including the home maker outlets along Old Geelong Road. Endless amounts of choices for everyday grocery shops in wyndham vale and surrounding suburbs. Very close to two stations (Wyndham Vale & Werribee) giving you the choice of multiple lines to use during peak hour. Great choice of schools. Fantastic parks to walk your dog including the Presidents Park which is absolutely lovely both summer and winter. It has children's playground, sports facilities, fenced dog park, a lake which has a decent walking track around it and entrance to Werribee river. You also have Werribee South beach short drive away. The Avalon airport is close and very handy for cheaper interstate flights. The list goes on. The only difference I felt when moving here was the busy night life. There isn't a huge amount of options although some bars in Werribee and Hoppers however you would be best hopping on the train for a night out. Overall I seriously think this suburb is a hidden gem and one to watch out for in the next few years. I would happily encourage people to invest or live here if asked

"Growing suburb with a bright future"
Wyndham Vale has a bright future to be an even greater suburb. Been living in Wyndham vale for a couple months now and cannot find any major faults. There's amenities and transport to get around although it seems cars are the favoured transport around here. This suburb has a lot of newer estates and houses so I think it gets a bad rap but it's affordability and ever growing infrastructure may change that.

"Great Suburb for Families"
It is a great suburb to live in especially for families with kids. Multiple playgrounds and good amenities. 35-40 minute train ride to southern cross from Wyndham Vale Station. Werribee Station is also close by and can get a train to the city from there too.
With the new Manor Lakes Shopping center it has been great as all the amenities are now close by.
Quiet and very nice.

peaceful, serine ,clean and safe.
I have lived in Brighton, Prahran and Glen Iris for over 20 years ,
I don’t think I was very happy there as the traffic, noises, unfriendly neighbours, vehicles everywhere, parking issues , expensive councils, rich show offs, and always busy anywhere
I was soooo over it ;(
Very happy to have purchased a property here in Wydham Vale, it was supposed to be an investment but I have decided give it a go, and I’m beginning to like it... club jubilee the residents only health centre which has gym and pool, friendly neighbours, strict body Corp, surrounded by so much nature, clean air and bright skies... just 3 km away from cafes, restaurants and supermarkets...the area around it is constantly growing..attracts multicultural and diverse communities.
My property has also increased in value within a year ...over 50k!!!
southwest is the new southeast.

"Noisy, stinky, worst suburb, no peace and quiet EVER!"
I’ve been living in Garvan Street Wyndham Vale for a year now. Ever since I moved in there has been constant construction every day, hoons with ridiculously loud cars who start the car, rev it for about 15 minutes then burn off down the road. Dogs barking on and off every day. Neighbours always outside talking super loudly - I got woken up before 7am and they kept taking on the phone until after 8:30am.. then construction starts. To top it all off several houses have super loud music on, which they can put on at any time during the weeknights and weekends for long periods of time. So loud I had earplugs in AND noise cancelling headphones over the top and I could still hear it.
Also the stench that hits most days, can’t cool the house down because of the smell and neighbours carrying on. Worst place I’ve ever lived in, saving up to move the hell away from this hole!!!
Would love some advise on other place like this. What's about anniversary ave erea?

-Close to public transport. And it takes 35 min to Southern cross by train.
-Lots of new estates. Mostly young couples/families.
-Quiet and scenic. Those sunsets are gorgeous.
-Beautiful parks everywhere. That lake in manor lakes estate is absolutely amazing.
-Love the new shopping centre extension. KMART rite in our backyard.
Only complaint is we need more restaurants in the area. Not much choice at the moment.

I am here to share my experience and guiding for home buyers. I have built my house in Wyndham Vale (Western Suburb of Melbourne) 8 years ago. I am living here with my wife and Son who is 2 year old. I have put together map to show what is around. The median house price is only $470,000 !! (I have built my house for $330K 8 years ago) it is still reasonable. Wyndham vale got 2 train station within 3 kms, 30 min to CBD. 5 min to Shopping centre, 10 min Werribee Zoo, Beach, Winery, lot of options for schools, childcare, TAFE, Unis. Pubs, restaurants, many Indian restaurants and grocery shops, meat and vegie shops, Avalon airport is just under 20 min. Many medical centers and Mercy hospital within 3 kms. 35 min to Geelong and way to great ocean rd. Wyndham council support lot of multicultural events. Wyndham Diwali and Holi and other events usually held in President's park in Wyndham Vale. BIGGEST ADVANTAGE is, majority of the families got small kids and council facilities like schools, library, parks are very new :-) We love it here....Highly recommend to who are looking for buying house in Melbourne Metropolitan area

"Super Wyndham Vale in lovely Bluestone Estate.. the best!!! Never thought we would move out of the Eastern side of Melbourne.. so glad we did."
Fantastic place to live we are so glad we changed from Eastern suburbs mayhem of traffic congestion, noise at all hours.. it takes over an hour to drive anywhere that used to take 20mins max. Wyndham Vale has nice spacious affordable homes most with double garage as standard as well as your own on street parking.. huge plus for us! This would cost 3 to 5 times more on the Eastern side of Melb for average home!!! Walk easy to shops with great clean air wonderful parks and schools just 5minsaeay.. train ststion is 10mins walk or 2mins by car.. 5mins by bus direct route. Such mazing infrastructure growing at a fast pace like we have never seen a council do before!!The train is 30mins to CBD and wonderful Vline comfort that only stops at 3to4 stations to drop off passengers, not pickup, has staff on board and clean maintained toilets/carriages noise free comfort..lovely very safe travels. More schools, new freeway access being built now, new roads, water ways, another future station is in the pipeline closer to us.. 5mins.. trains lines are noise free as built at underground level.. ingenious There is so much being done in our neighbourhood we are incredibly lucky to have moved here in a stress free environment.. never slept so well at night .. peaceful and quiet. Blissful!.. highly recommend.

"Best suburb ever, we love it!!!"
The best thing about manor lakes is how everything seems so organised especially the walking trails, developers have worked so hard to plan it really well. The only thing that I recommend is building a bigger playground in manor lakes area, I'm aware the lollipop hill has an amazing and well equipped one now, but we still need a good one for manor lakes. The only thing I don't like about the playground in lollipop hill is that the equipments are not to safe for toddlers to use and they happen to trip and hurt themselves as well because of the material laid on the ground.
Manor lakes is a beautiful place for country lovers, there are amazing nature and sometimes we spot kangaroos in the fields. I know down the track those fields will be built with new houses but we're definitely enjoying the views now. People are very friendly here, and it's a peaceful environment. I just wish people can talk more to each other, but I think people are busy with their own lives.
It's also a very clean area and I can see the council sends out plenty of cleaning jobs in the area, like mowing the nature strips and planting.
It's just a lovely place to live in and very engaging for kids as there's a wide space for them to run about and stay entertained.
Thanks to the developers Dennis Family who have put so much thought into developing the area as it is.

Hello CorrineL, when you compare Manor Lakes with the rest of Wyndham Vale, how do you rate it considering that it is classified as a separate suburb and it was not until last year. I was also wondering how is the rental demand in Manor Lakes - if you are aware.
Manor lakes is a more recent development compared to the rest of wyndham vale, therefore they are many benefits to buying/renting there, such as the new train station, newer shopping amenities, schools, childcares etc. There is a high rental demand in the area, i own an investment property there and i had no less than 50 people through the doors for the open for inspection with almost as many applications. The suburb name change was initiated and applied for by the residents of Manor Lakes. They wanted to give Manor lakes it own identity as the area was forecast for a lot of future growth and already has a large number of people who call it home.
Thanks CorrineL. Appreciate your honest comments. What would you say for a 315 sqm property 3BR house sale price would be in Manor Lakes about 15 mins walk to the train station. I have a reasonably OK offer there and would just like to know an indication of price with someone who actually lives in Manor Lakes. The land area size is little less than I would like it to be but since it is an investment property I'm considering it.
No problem, I would say in the ball park of $350k give or take $10-20k depending on the condition of the house, landscaping and position.
Hey CorrineL, we just bought land in lollipop hills, stage 137. We are planning to built by early next year. But I have my concerns about the growth (re sale value) , in next 2 to 3 years as compared to Tarneit. Do you believe Manor lakes will provide good returns in coming few years?

Krutik have you been to lollipop hill recently? it will be a very nice development when its finished, good design guidelines will ensure everyone in the suburb have decent homes. It's prices have already risen substantially since the first stages of land were released over the last few years. If the market keeps going the way it is i see no problems in captial growth over the next few years!1

Bigger land always works in your favour in the long run, this one is very close to the lakes and the newer part of manor lakes, you wont have trouble rentjng either out

Hi Krutik, we have been house-hunting for the last 4 months, we just found one yesterday in Wyndhamvale, we were looking all over the Wyndham area and found house prices in Manor Lakes to be cheaper than Tarneit. Hope this helps a bit, Karina.

Jubilee is going to be worth investing in. Land did take a while to title as most new developments do, considering all the red tape by council. But it has commenced and people have moved in too.
Irfan anything in the newer wyndham vale estates you can expect to pay around the 150 to 190k mark for land that size. So 175k seems reasonable.

Hi sunera. Mine is in release 143 as well. I've been exploring the area for a while now. Its good location. Everything is perfect there but I've read some comments saying hoons are an issue in this area but I think all the areas have these issues.

"Wyndham Vale - The ONLY area in Melbourne that ticks all our boxes!!"
We live in NSW currently and are looking around to find an affordable area to raise our children in.
It staggers me that Wyndham Vale is so reasonably priced in comparison to other areas a similar distance out from the CBD, especially given it's current expansion and upgrading. The new rail line is a massive plus for the area and upon spending some time there recently, we found the area open, peaceful, and developing at an impressive pace. The overall attitude we found in the residents there was relaxed, friendly and content.
We really felt at ease in Wyndham Vale and was very impressed with Manor Lakes. REALLY impressed.
The internet access we found was NO ISSUE . We took our Vodafone pocket Wifi down and got a very good signal and speed at all the houses we visited. The Virgin Mobile (Optus carrier) reception isn't too bad either but both networks have plans to improve coverage and capacity in the next 6 months (>Sept 2014).
You can get a good 3-4br house for under $350k, something we found impossible in other areas. In all, we have only visited the area once (for three days), but it was enough to reassure us that this was the right move. It just feels right. I will update this review when we move in there.
##UPDATE## -OK - We did move into Manor Lakes and haven't looked back. Lovely area, great schools and shops, a community that looks after its own and is actively involved with its own development, governance and maintenance. Great bike tracks and good dog walking areas. The station is ahead of schedule and is now due to open by March 2015. It is a perfect place to raise a family with local activities either in ML or in Werribee ranging from swimming and gymnastics to indoor play areas and martial arts. Our kids love their new schools and I have to single out Cody's Cafe at Manor Lakes Shopping Centre for excellent coffee, service and OH the CAKES! Public transport is an issue at the moment but as I outlined earlier, soon set to offer a 25min train journey into Southern Cross. All in all, so happy I moved here. I recommend you do the same.

No more bullying than any other school that Im aware of and the new Head Teacher is sorting even that out. Its a fairly new school and as such is evolving constantly but the vibe is pretty good. There have been some notable improvements in the structure and content of both the staff and the course material so as with any new school, its an ongoing process. Its clean and safe and caters to the whole spectrum of abilities. If I were to put a score on the school Id say 78% but Im not and have never thought of pulling either of my children out of MLP-12.
"Manor Lakes - Quite different from the rest of Wyndham Vale"
I've rented in Manor Lakes for the past 3 years and am currently building a house in the Botanica stage, and I must say that this place is great! I am fortunate to build a house on NBN-ready land so that's a plus. The neighbourhood is also very suburban - young families and a quiet and pleasant atmosphere. Price-wise the area is quite cheap, land sells from $130,000 and you can easily rent 3-bd houses from $280 weekly.
The bad things are that 1. it feels far away from other things - while this is great for people who want peace and quiet, it can feel too quiet, and 2. lack of public transport. There are a couple buses which go between here and Werribee station, and the regional train station is being built, but it's not sufficient (train station expected to be operational in 2016!!).
Food-wise it can hold up on its own; pizza shop, McDonalds, Fish'n'chip shop, charcoal chicken, and Cody's Cafe which sells the world's hottest burger. There is however no nightlife, though this is a larger Wyndham problem. The Coles is very useful but it would be great to see KMart / Target in the future retail expansion.
Future-wise things look good for this suburb; it's just a question of when the train station and new shops will be around.

"5 Years Strong & Still Loving Wyndham Vale"
As a veteran (of 5 years!!) I can personally account for Wyndham Vale being a great place to live. I've been in the Manor Lakes estate since the early days, and while it's changed and grown a stack since I first moved here I haven't regretted the decision once. My hubby and I first arrived as a pair and have since expanded to 4 with the arrival of our twin boys 2 years ago. The two of us enjoyed the estate being so close to shopping options, some yummy local restaurants and pretty much everything else you need, and as a family we've discovered the joy of living near a park and child care centre.
Growing up my family and I moved around from estate to estate in different parts of Victoria - both good and bad - but I can honestly say this is up there as my favourite. I'm looking forward to watching my kids grow up here and couldn't imagine calling anywhere else but Wyndham Vale home.

you obviously do not live near fawkner rd Wyndham Vale where dogs bark non stop all night, local ferals sit in their cars in driveways blaring out their subwoofers at all hours, and clearly you don't have moron neighbours with yapping terrier dogs like we have in Wyndham vale. I moved down from sydney and have lived here for a year, I rate it as one of the worst suburbs I have ever lived in. It is a high traffic area, not quiet, and yes there are some ferals to. I am moving from this area asap..........

Well seems like you are the only one who is having all the issue at the wyndham Vale...Advise for you, Move to Toorak ( on ST george Street ) ..it;s the best location , Also you been here ony for 1 year, You can't possibly know about the every Melbourne Subrub in One year, if You geta chance Try footscray , or may be Sunshine ...I am sure you would love to come back to Wyndham Vale!!!!!
I agree, total hole. I get scared going there, way too many ferals. All the houses are old orange brick or brown brick homes with no soul. They scare the hell out of me. Cheap housing = cheap people.
"Manor Lakes Estate - Wouldn't want to live anywhere else!"
I moved into the Manor Lakes estate in Wyndham Vale just under 4 months ago with my family and we are absolutely loving it! My youngest is at Future Kids where she's made heaps of friends, and my older son can't wait to change over to ML College when he starts grade 4 next year. I was a little worried about moving to an estate that it'd be a bit isolated, but honestly have found that everything I need is in really short driving distance.
The only con would have to be there's no dedicated train station at the moment, although they're in the process of building it. Plus there's a bus service that I've been told is pretty regular (as regular as Melbourne public transport can be) but we generally drive everywhere so can't tell you first hand what that's like.
We looked around at a loooot of estates before settling on Manor Lakes, and now we couldn't be happier. Would def recommend anyone looking to live in a good Melb suburb check Wyndham Vale out.

AWESOME PLACE TO LIVE !!! Moving from Inner city suburb to Wyndham vale Bluestone was a very pleasent Surprise. The Street I live in very Quite and clean and almost everyone on that street respect that. I have been lucky to have NBN Installed at my place as well. There is no traffic congestion in wyndham Vale. But you may find bit of it toward werribee crossing. Medical Cntre is open till 11 pm , which is great .
Everyday shopping is justt around the corner and they are also building 2 station is wyndham vale ( one in manor lakes and one in close to Ballan road) . Major Shopping centre is just 5 away with heaps of parking. We love this place because of the fact that childcare centre is just around the corner for our baby. Overrall the great Place to live , No wonder they are now building a new estate Harpley down there for 4,000 houses :) , Keep in Mind there is a Massive diff between OLD WYndham vale and New Wyndham Vale

great place to live although lately I see some low Socio economic community moving into this area and over 10 -15 residents in each of these few houses. What I feel these houses have been given out for rent in desperation.

ok here is my review
Pros
- Plenty of parks
- Residents and neighbour seems Quite and friendly
- NBN ( internet ) active but only to the latest stages.
- Railway Link is under construction ( can see the works been done across the road ) .
- I had taken me 40-50 mins to get to City Via free way during Morning peak hours .( unless there is some traffic hazard on the freeway )
- Bus stop is right in front of the house , though Buses are 40 mins apart 9 which is fair as there are not many people to catch at a specific time)
- Supermarket , $2 shop , and other basic amenities are pretty close by.
- haven;t had much chance to walk alone at night ( but i guess it's not bad )
- No traffic congestion at all
- School and Cricket Oval near completion ( Every Kid at Bluestone will have a walking distance to the school )
- Very peaceful and quite
Cons
- Still Developing ( taking forever)
- Not every House owner worried about landscaping ( make it looks ugly )
- Closest Shopping centre/cinema is werribee
- Only traffic Congestion you will find is near Werribee Railway crossing
- Seen Some teens Making Do-noughts ( Only on the under developed roads for the new stages )
Now there is another Estate getting developed, just below Back forest road , called Harpley, i guess, The Area will get more school , Community hub and full fledged shopping centre, though this may also lead to congestion on Ballan road roundabout.
OVERALL AN EXCELLENT PLACE FOR FAMILIES , COUPLES AND PROFESSIONALS

We would be one of those residents who do not have landscaping BECAUSE we have had storm-water drainage problems down the side, our house has heaved because of the reactive soil in the area. We do keep the grass/weeds down though. we can't do anything now until we install an Agi drain, the holes in the storm-water pipes have just been repaired.
Although I do agree, some parts are just awful and starting to look like Housing Commission homes, weeds a mile high, rubbish left on properties or dumped any where. Cars parked across the footpaths or in front yards.
Wish we had never bought land here, been nothing but problems!!! We had to take our builder, Glenvill Homes to Consumer Affairs who contacted the BACV as the builders were not going to do anything, This is a company who build $1,000.000 + homes and donate a home for the RMH raffle. They are now doing something about all the cracks etc in our home.
All in all, this a is windy dusty area. The Sunland Group and Oliver Hume should be responsible for the earlier stages of homes heaving and leaving owners with huge structural problems... this is no enjoyable retirement for us.
Sorry to hear about your Situation , but I guess Glenville Homes should be responsible for this as they are the one who did the Soil Test and provide the Structural Warranty. I hope things will turn out better in coming days and Bluestone should be made aware of the Issue like weeds , parking on the footpath, and rubbish problem.
Thank you newinthetow. I shall contact the council. We have had 3 structural tests, one part of the house, thy don't know how to tackle the problem of the heave, I think it's going to be a problem.

I agree with roo-gal, parts of the area resemble housing commission, some of the ferals I see in the area remind me of the tv show houso's. You see alot of illegal parking, mums yelling at their kids in the supermarket in that feralsih style they use, then the mother usually lights up a cigarette in the car with the kid. Some parts of the area seem Ok, but some are quite nastyish with that feralish tinge to them, you do get some houses full of young hoons intent on load music and screeching tyres, also there is no police presence whatsoever, and some housing commission tenants unfortunately. Really some of them should have been de-sexed at puberty to avoid polluting the population. P.s in the kinglake drive fawkner rd area loud barking dogs persist. these are my experiences gathered over a year living here and I am going asap.
pugslyadams, We have been in this home now for about 2 months. First Rugby game on Saturday 29th June and rubbish all over the place. The Council have kindly provided 1 maybe 2 rubbish bins. It was a busy day, lots of people and no provision for garbage disposal, hence rubbish has found it's way to not only our house but other homes as well, birds attacked the rubbish bin and eww what a mess! Wyndham Council don't think ahead or practically. Wyndham Council need to clean up and advise homeowners if their homes are looking a disgrace on the outside.
Love our new home here though, we sold our other home in Vaughan Chase, the house problems were getting us down and the rental homes, people moving every other weekend.
Hi are there any public housing near Blustone, i drove to the area and saw houses who have similar structural design which i assume as public housing. Is it safe on the area?

"Best place to live"
We have been in the manor lakes area for last two years, its lovely to be in this area, even this is getting latest cable connection, we are on ADSL2 connection, really peacful place for families.

"The quiet side of Werribee"
Cheap affordable rental houses, housing and land.
Not as much crime as Werribee, Hoppers Crossing or Tarneit.
Werribee is the closest town centre, but there are local shops and supermarkets.
Enjoy the new restaurants on Ballan Rd.
2 Medical centres. Very friendly Pharmacists at the Wyndham Vale (Ballan Rd) Pharmacy.
Proposed railway coming near Manor Lakes.
55mins all stations including city loop to Melbourne. Express (Laverton to Newport) and no city loop is closer to 35mins.
Several brand new Childcare centres.
The main traffic is on Ballan Road but there is virtually no traffic in Wyndham Vale itself.
Avoid the older side of Wyndham Vale south of Greens road.
The transport system and roads are not prepared for the amount of traffic there will be in the future.
Buses are 40mins apart and trains at Werribee station 20mins apart.
You can't get ADSL 2 in the new area..
Mobile phone reception is terrible - just doesn't work most of the time even with 3G.
Mice are common in the new homes because of the fields surrounding the area.
I've never been broken into while living in Wyndham Vale but I know people who have. As many people have stated the affordable housing attracts people on the lower end of the socio-economic scale. This suburb is great for a mediocre life, either working in town or in the city. The house I currently live in is $240 a week brand new 4 bedrooms, so you can understand the desire to live here despite the reputation. Unless you are looking for a fast paced life-style with plenty of night life you'll find everything you need here (Or in the surrounding suburbs).

"Quite, Peaceful and Beautiful (Manor Lakes)"
Shifted to manor lakes after staying in Prahran for most of my life. Quite a diff in life and standards but no complains whatsoever. Much better place to live and the openness and quietness is amazing. Very happy to have made this decision.

"Small Town Growing By The Minute.."
MOVED IN ABOUT 12 MONTHS AGO AND HAVE NOT HAD A COMPLAINT TO MAKE. LIVING IN THE MANOR LAKES AREA IS SUCH A GOOD PLACE FOR FAST LIVING IF THAT MAKES SENSE, CLOSE TO SCHOOLS AND A SHOPPING CENTER NEARBY, LOVELY HOUSES AND NOT TO MENTION THE NEIGHBORLY SPIRIT, IT IS FANTASTIC RIGHT AT THE MOMENT BUT I CAN SEE THE HOUSES MOVING IN AND IN ABOUT 10 YEARS PROBABLY THE HOUSING COMMISION AS WELL BUT OTHER THAN THAT GREAT PLACE.

"Overpriced and becoming worse."
The street itself is quiet enough yet the suburb is becoming more and more occupied by renters and low socio-econimic people who don't give a damn about other people.
Mobile reception is next to non-existent, cable internet and ADSL 2+ not available, roads and recreation areas are still under construction over 4 years since they began building them (the lake and Dalrymple Bvd), a lot of hoons drive around the area and the police are too far to do anything about them, and it is becoming more populated in Wyndham Vale so it takes about 45 minutes to travel 8kms into Werribee during peak times due to the lack of planning by the poor council.
Positives - parklands nearby, schools, supermarkets and food close by.

"Peaceful & The next big thing!!"
For the first 12 years of my life I grew up in the old Wyndham Vale area and we moved into Hoppers Crossing. My parents sold their home in Hoppers and built their home in Manor Lakes, Wyndham Vale. Having lived in Wyndham Vale for the majority of my life and experienced living in Hoppers Crossing I find Wyndham Vale to be a much better place to live. Hoppers Crossing wasn't the best living experience. I don't want to say much about Hoppers but I will never live there again. Wyndham Vale is about 8Kms away from all the busy in and out traffic and away from the major freeway. There are less hoons and idiots driving around. We have fantastic neighbours here in Manor Lakes and Recycled water which Hoppers, Tarneit and Point Cook won't have. There is going to be a train station in Manor Lakes Boulevard alongside a big future shopping centre. Overall I think Wyndham Vale is ideal for everyone and a great place to live.

Moved in over a year now from Sydney .. What a change!! It's like all the congestion and uglyness of the big city has been lifted from my shoulder. I can actually see the stars at night! . Everything you could ever want is right here. Schools, transport, amenities etc.

The street you live in is not great... every suburb has one of those unfortunately. Have lived here for approx 7years now, moved from Eastern suburbs and so happy we did. Love our street, neighbours and everything else about Bluestone Estate and surrounds! Perhaps move out of your street to a quieter one. Good luck.
