Reviews of Buderim, QLD
"Beautiful location"
Buderim is a beautiful location. Unfortunately it just got too busy for us and we got sick of the standstill traffic every morning and afternoon trying to get our kids to school/activities. The coast is changing and the hinterland is a better pace for us now and many friends doing the same! There are some truly stunning homes in Buderim and very well located for most things on the coast, but it is very popular and therefore getting very busy. There is some snobbery, you’ll hear people asking if you live ‘on’ Buderim, most of them bought their houses well before the boom! You can’t really go wrong with Buderim though, especially if you work from home as traffic wouldn’t be a consideration. It has a good tavern and lots of nice cafes for breakfast. The population tends to be older but also plenty of good schools.
"Idyllic Troywood"
We bought recently on Troywood Crescent - the house was listed on Friday and was sold that weekend with multiple offers. We adore the location and the peaceful yet convenient neighbourhood. Lovely family area. Great school options and we are walking distance to the new park and recently opened artisan bakery at the Headland Park shops. Amazing sourdough! We can even walk to Alex Headland beach in 15 mins or so.

"Number 1 for a reason - why settle for less?"
We moved from interstate- Take it from us, you can pay slightly less and settle for much less in neighbouring or newer suburbs…But we asked ourselves ‘What are we moving to the Sunny Coast for?’ And the suburb that ticks every box is Buderim. Best move we ever made! Don’t settle for less - nature, proximity to everything and beautiful surrounds. The Australian dream.

"Headland Park Holy Grail!"
We were very fortunate to find a 4 bed property in Headland Park, after a patient wait! So central to everything, yet so quiet and a lovely community. Spacious properties and lots of greenery. Brand new park just opened on Deloraine Drive and the brand new bike track is being built around the corner soon. Kids will be happy! Highly recommend Headland Park.

"Fantastic"
We moved to Buderim recently and couldn’t be happier. We looked in all different areas but found that the ‘beach side’ of Buderim suited us perfectly. We’re beach people yet our kids go to one of the private schools in Buderim (which are excellent) so we are ideally located for both. We are also on the doorstep of everything happening on the coast, including all of the opportunities and development happening in the brand new Maroochydore CBD. Best decision we ever made!

"Beautiful Buderim"
We bought in Headland Park 1 year ago, lovely quiet pocket and community. Big plots and close to everything you want on the coast (beaches, schools, shops, transport etc). We are very fortunate as there doesn’t seem to ever be much on the market in this pocket.

What everyone else has said really - so happy to have our own slice of buderim heaven. With all of the transport links and infrastructure happening around the Maroochydore CBD we’re glad to be on the beach side of Buderim

"Recently moved from interstate to Headland Park Area"
Recently relocated to Sunshine Coast from interstate and we are thrilled to have secured our home in Headland Park . What a lovely part of the world, we can’t believe how quiet it feels! We absolutely love Alex Headland, so to be equidistant between there and Buderim, and so close to the coming Maroochydore CBD, transport links etc we couldn’t be happier. Neighbours are lovely too!

"Don’t look anywhere else"
+1 for Headland Park. Even before they started the plans for the Maroochydore CBD just a short bike ride away, we couldn’t believe our luck. Still lots of interest in housing here. We are so close to everything and yet have that real sense of serene calm. Very little on the market here and when there is, they go fast. Awesome neighbours, beautiful properties with space and character. Parks, nice restaurants, shops, beach. Feel very lucky to live here.

"Standout coast suburb"
Buderim is the best suburb on the coast, without question. It is centrally located and within striking distance of everything- Sunshine Plaza and Kawana Shopping World for shopping; Mooloolaba Beach- Rock pools and calm swimming down the spit end for kids; multiple playgrounds and BBQ facilities right along the foreshore; the coast's best fish and chips can be found down the spit( depending on which part of Buderim you live in, Mooloolaba Beach is a short bike ride- no car needed!) Serenity Falls; Close to Sealife and Aussie World; and; the coast's best public/private primary and high schools are in this area. For liveability, Buderim is best.

"We’ll never move, love Buderim!"
Perfect. Wouldn’t change a thing and can’t think of any negatives, having lived all around the country and coast. Great people, vibe, community, lush greenery and very accessible.
Lots of nice areas, the only one to avoid based on last years floods (which barely touched Buderim) is to be wary of the Ballinger Road area, you’re basically in Sippy Downs there anyway and the (Mountain) Creek sandwiches that whole road, which got very ugly during the floods. Everywhere else is so high you’re fine!

"Wonderful place to raise a family"
We have absolutely loved raising our family in Buderim. Schools, sea, surf, peace and quiet, community. Everything we could ever want. If you’re considering moving here (it seems a lot are) don’t hesitate. Houses still not lasting long around here.

"Trees, Tranquility with everything on your doorstep"
Just amazing to live in Buderim. We’ve had 3 families visit from interstate and now all looking to purchase in the area. Large plots & established houses in wide leafy streets &everything you need around the corner. Could anyone honestly say they’d prefer to live in Aura or beachside in an estate/McMansion on a 400m plot that could be underwater in 20 years (maybe!). I know where I’d rather live or invest! We live in Brampton Court and properties don’t last long here and in neighbouring streets.

Hey there! We are considering Buderim and was wondering if you could tell me street's to avoid? We have a young family and I'm anxious about moving to a suitable area for us.
In my opinion (and most of these reviews it seems) the Headland Park area is particularly desirable as you have the mountain and ocean within arms reach. Weve lived here for many years and consider it extremely safe and family friendly. Best of luck with your search in beautiful Buderim!
Thank you! I have seen many comments on that area! Would be great to get a spot there but if something else comes up should we avoid a certain area? Really hoping to be up there in the new year if everything goes to plan
Ballinger Road area (at the bottom near Sippy Downs) in my opinion, that whole area was virtually under water during the heavy rain due to the Creek that runs both sides of the road. Issues getting insurance there now Im told (like many places next to water). Good luck in your search, you will love it here!
"Moving here as soon as I can find a spot"
Travel here every week for work from interstate. It’s coming into another world. Planning to drop everything and move here within the next 12 months when I can find the opportunity. Great sense of community and just feels different to anywhere else I’ve been. Work on top of the mountain but would most like to live in the Headland Park area so I’m close to the surf

"Don’t look anywhere else"
We searched far and wide before settling on Buderim (Headland Park area) and we’re so glad we did. This is our absolute dream place to live. The value here far exceeds anywhere else we looked at and if you’re truly looking to escape that ‘estate’ feel then the properties are so unique and everything feels so established and tropical. We tried to like other places but this is the place for us. Neighbours so friendly and great community.

"Rainforest by the sea, on high ground!"
Best of both worlds - feels like you’re in a rainforest but still by the sea. Also located on higher ground, so if you’re thinking 10 years plus down the track when insurance companies stop insuring they low lying properties, this is the spot!

"Headland Park - The Dream!"
Charming, leafy streets, no traffic, unique homes and nextdoor to everything. No wonder properties in this area are so rare! We’re ocean people so it’s been perfect to have world class surf, golf, schools and shops on our doorstep, yet we still have that unique rainforest feel. We much prefer this area to ‘on top’ of Buderim where you’re further from the beach. We’ve lived all over the world but Headland Park has been the dream move for our family. Anywhere off Deloraine Drive, can’t go wrong.

"A town worth looking at for your kids sake"
Tradition with a blend of history, arts and decent place to bring up a family, too bad the town shuts down at 8;15 every night needs a few more public "view" cafe's maybe on top of woolworths monolith. More bikeways needed around all the new subdivions going in, links to the uni from the west side, look at a complete Buderim loop for a lower Mt easy ride and commuting.
Great for
- History/ art/ tradition
- Ocean view, cooling breezes
- Great lifestyle
- Great Schooling

Not great for
- No bikeways on top or between subdivions
- A bit snobby
- Multiple car parking on council strips

"Buderim is the Sunshine Coast with a beating heart"
Buderim is no longer just for retirees. The new Buderimite is most likely an urban professional for whom the schools are important but the lifestyle is paramount.
You will find these locals any morning in one of the many coffee shops, savouring the start of the day after a walk around the Mountain Top and before they drop the kids off at one of the exceptional schools that dot the foothills of Buderim.
Shopping, restaurants and medical facilities are all here but despite its size Buderim is where everybody stops to say hello and families that have been here only a short time feel like they have lived here forever and can think of no other place to live.
Quiet, peaceful community based lifestyle for all. All the best Lloyd..............

"A Coastal Destination with a Village Atmosphere in the Heart of the Sunshine Coast"
What brings people to Buderim? For me it was the lifestyle, the village atmosphere, the strong community spirit, the convenience of being in the heart of the Sunshine Coast yet only minutes to the array of sun drenched beaches the coast has to offer. Its about my children, the education, the university, the immense opportunities available to them through sport, nippers, music and arts. Buderim is located in what is considered one of the best Private and Public school precincts, from early learning, day care to the university all your children's education requirements are at your doorstep. There is no hustle and bustle here, there is just the sound of mother nature, the crash of waves rolling in and cool sea breezes that gently remind you that you are living in one of the most amazing places on the east coast of Australia...the Sunshine Coast. Welcome to Buderim...its the life you have always dreamed of.

"Buderim Babies"
Grew up on Buderim and lived in about 5 different locations around the mountain - am now 30 and moved away 10 years ago. But, what a fantastic place to 'go home' to. I couldnt wait to spread my wings and go overseas, but now, if I had the perfect choice, I would really love to be able to bring up a family here. Great lifestyle. Great weather. Really great friends who I am still in touch with and we pick up where we left off all those years ago. You can escape the tourist crowds on the beachfront and nip home for a quiet coldie, in blissfull peace. If buying a house around Buderim, check out all the best streets and try to locate around them as this will give you an almost guaranteed return on your investment. Fantastic memories of my time living here and realise now how lucky i was.

What a fantastic description of what is a fantastic suburb to live and work in. Coming up from Brisbane I have embedded myself into the culture of Buderim and am loving it. I could not hope for a more relaxed, family orientated area to work and live in.
I'm curious to know what the "best streets" are, as I hope to move/invest in this area in the near future. Thanks
I wish to know what the best streets are too ??? As I'm looking to investment move here from the cold/hot dry South of the country
what are the best streets if you don't mind "revealing?"
Anywhere in Headland Park. On Buderim, near beach and new Maroochydore CBD (light rail if it goes in?) but still away from it all with that tranquil green feel and so peaceful. Great capital growth prospects too.
Second Headland park. Alex Headland best beach on the coast and amazing schools/access to everything on the mountain.
"Over rated"
Everyone wants to live in Buderim! I don't know why. Yes, it's a nice place with a good main street with cafe's and shops but HIGHLY over priced as far as housing goes. To buy a 4 bedroomed home that doesn't need masses of work updating it and a fair few dollars in renovation, kiss goodbye to well over $600K. This is ridiculous snob value and there are many towns that offer much better value housing; take the Hinterland for example. People pay Buderim prices because; "it's a Buderim address", the reality is that is ALL what you are paying for with no better location or facilities than any other place on the Sunshine Coast (most of these 'Buderim addresses are actually in Kuluin, Sippy Downs or Mountain Creek anyway truth be told!). My tip? Look elsewhere.

Think we can still get you into Nambour for about 450K ...
Try Gympie it might be more you !!
Avoid both Nambour and Gympie. Dull wit towns.
I'd be interested in your opinion on similar area family friendly towns that aren't overpriced? Buderim would be stretching our budget but it does tick all the other boxes from what I can gather. We are moving from Victoria so do not know the areas at all unfortunately
"No longer just for the oldies"
Years ago Buderim had a reputation as a retirement village - this has changed dramatically over the past 25 years. Young professionals and their families seek out the best schools and the best properties. Green and leafy, lots of sporting facilities, horse riding, tennis, fab golf course, 25m swimming pool for lessons at the local college - really a great place to bring up kids. Away from the busy coastal tourists, but just 5-10 mins drive to the beach, depending on which side of the mountain you live on. The green and pleasant land - yep, this is it! Affordable housing from around $350k to a couple of million dollars. There are some really key street addresses that attract premium prices, so it always good to check out where these are and try to locate around them for maximum returns on property.

Hello, what streets are good in your opinion? Thanks!
"Great weekend hideaway or escape to live!"
Buderim is west of Mooloolaba and only 15-20 minutes drive to shopping and beaches. Definately more suited to retirees looking to unwind kick back and soak in the views from the mountain top. Although can be a perfect escape for you and your partner away from the kids!

"Buderim - Village atmosphere with friendly locals"
Buderim is situated on top of Buderim Mountain and offers great views of the Sunshine Coast. There are numerous things to see and do in Buderim including visits to art galleries, he Pioneer Cottage and the Buderim Ginger Shoppe. Take some time to see the lovely gardens Buderim has and take in the some spectacular views of the Sunshine Coast. For the visitor you can choose to stay at the Buderim Cottages, Motor Inn or B & B. or head down to the coast to one of the many resorts. If you are looking at buying property in Buderim bear in mind that it has become very up market of late and property prices are beginning to reflect this.

"A lovely town in the hills just behind the Sunshine Coast beaches."
Buderim is a lovely place to live. It is set among the hills behind the Sunshine Coast and is only 15 mins drive to the main shopping centres. Excellent cuisine is available in town and there are upmarket shops to cater for all needs.
It is more a spread out residential area with quality homes, units and a little acreage on the western side. There are also a number of older homes where retirees live or which are let for rental. Overall it is an excellent place to bring up a family. Buderim is an area that was established many years ago and was an area where a lot of rural people had coastal homes because the blocks were much larger than the blocks down on the coast and this tended to suit their needs.
There are several excellent schools in the area and the Sunshine Coast University is only 5 mins drive away.
Buderim has a lush semi tropical growth with lots of beautiful flowering trees and also lots of native birds which are often fed by the locals.
Overall it is quite a stunning place to live.
